Philadelphia Price on Full Gut Rehab?

Hey guys!

I am currently investing in my first property in Philadelphia. I was wondering how much does usually a full gut rehab cost?

872 sqft

With that in mind there are some things that are still decent:

-HVAC is good, just need new heaters installed

-Plumbing is no problem

-Roof is fairly new

Need to be done:

-Electrical needs some new work done

-Demolition of the rooms

-Basement

- Kitchen needs to be fully renovated

-Building 2 new bathroom + half bath

-With a possibility of a 91 sqft addition in the back!

Also, how can I find good contractors + meet with them to go over the whole house again?

Seriously, Spend 3 or 4 days at the local Home Depot between 6 and 9 AM armed with coffee and doughnuts. Scope out the trucks with phone numbers and the Large pickups loading. 80-90 percent of them are contractors. Strike up conversations to find out which are contractor or working for a contractor. Always have 4-5 contractor numbers to call on short notice.

Who is doing the work & the anticipated quality of finishes is needed to give a rough estimate. If you're planning to contract out the entire rehab you should have a GC lined up prior to buying.
