Fort Wayne Indiana Investor

My husband and I will be moving to Fort Wayne, IN this summer. He's from here and will be opening up a State Farm Agency, so this will become home for us for good. I've yet to pull the trigger with investing but have been doing a lot of research, talking to both seasoned and newbie investors, reading lots of books and listening to pod casts. The realty for my husband and I is that with the big transition of moving from CA to IN, and with him opening the agency mid summer, it will be a little while before I will be in a position to actually buy anything. But, I want to do the research now and be prepared when the season comes. I know I need to hone in on my niche, but I haven't decided yet if my focus will be initially on flipping houses or multi family properties. I think my 'passion' would be more for flipping houses but would love the long term residual of rental properties.

I'm currently reading J Scott's "The Book on Flipping Houses" and LOVE the detailed outline coaching me through each piece. Currently working on determining my "farm area", developing my financial resume, researching what buyers require in the area etc. All new for me considering I'm not from here and its very different from California. 

One of the pieces I'm really curious about is investor friendly real estate agents in the Fort Wayne area. My husband knows of plenty of real estate agents, but not necessarily investor friendly or even investor experienced. I know I will need to find an investor friendly agent to do what I want to do. Any recommendations on either agents you've worked with or how to find them?

Also, would love to hear from local investors on what your biggest tip is for this area? Whether thats a tip on what you've found to make you most successful, or something you've learned through mistakes - I just want to learn from those in the area! I do plan to jump in on any meet-ups when we move here and look forward to meeting you all!

Welcome to BP. I do business with agents for collision repair so I hope your husband does well. Maybe I'll run across him. There are some great meet ups in Fort Wayne and all I can say is reach out and talk with people and find out the realtor that works for you not just investors.

Emily, congratulations on the move. Fort Wayne's a great place to live. I currently am looking for a brokerage to hold my license and Will be an active investor friendly real estate agent. I will be investing in multi family here before long as well. PM me anytime.

Welcome. 

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). Find them through Google and meetup.com Do this via phone till you move.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

thank you Paul. Really appreciate the insight and tips! I definitely plan to connect to the local REIAs and BP meet ups. Currently working on the J Scott books and will check out that other one.

I'm a Real Estate Broker and property manager for the largest property management company in the area. I've been an investor for almost 20 years and just recently got my RE license. Get involved with the local REIA group and listen to the "class clown".  I have owned rentals for 15 years, had my real estate license for 5 years and I thought I knew the tricks of the trade...  Then I met Kolin, his methods are not traditional and neither are the results and if you are willing to listen and think outside the box he can teach you how to get into the real estate market with no money.

Wow that's crazy... I am originally from Redding California myself, and still have family out that way! (My sister attended the Bethel School of Ministry out there). My wife is originally from the area, and we have been out this way for about 7 or 8 years now.  I've really learned to love the midwest... although it took me a while to figure out which way north was without Mt. Shasta in the background lol.  Anyway, welcome!!  :)
