Anybody found a good tax lien certificate and tax default property course?

There are 3 courses that have recently come to my attention about tax lien certificates and tax default properties either from others on this forum or from other real estate investors I know.

I think all 3 courses range from $1500 - $2000.  From the research I've done, it appears this business is legit and a great way to make money if you know what you are doing. I did sign up for the 1-day webinar with Ted Thomas for $47 and found it interesting, but he does have an upsell to join his course.

Does anybody have experience with any of these 3 courses or know of another one that is good?

@Bruce Lynn I appreciate what you wrote about the whitepaper.  I was able to find one for my state.  I am also finding that as you mentioned part of the learning curve is knowing what a particular state's law is.

At the same time, I have in the past found paying some money for a course has helped me to learn and take action more quickly.  Even if it's $1,000 - $2,000, when I've looked at it as an investment in my business, I usually have been quicker to start making money and making less mistakes.

Read the book the 16% solution for a good general overview.

My advice is don't take any of these types of national courses.  Normally they're very generic and don't really give you the info to be successful in your local market, or maybe any market.  Normally they're set up to take a lot of your money and sell you some kind of monthly software subscription.

Search google for a white paper on tax lien/deed investing in your state.  May or may not be one.  Check with your local tax authority to see if they have classes or information for you.  Read your state statutes.  Normally not that complicated.  Go to your local REIA and see if there are any subject matter experts in your area that teach classes or give presentations.

Even when the statewide statutes are the same, they often get implemented in different ways locally, so the national courses tend to be just junk.

If you are determined to spend money on a course see if you can buy off ebay or alibris or FB marketplace.

Lots of misinformation on tax lien/deed investing. Normally a lot of work and you need time and money.  It's really no different than any other strategy in my opinion.  Whatever niche you plan to go into, there is work to do, money to be spent, money to be made, heartaches, headaches, heartbreaks.
