I recently received my first two certificates from the state for properties located in Alabama.
Does anyone have any information or tips on how to file an ejectment, take possession, insure the home etc. I'm excited about the opportunities ahead; however, I would like to avoid any pitfalls if I can.
I've already made one mistake and that was purchasing certificates rather deeds (yikes), yet still profitable.
@Lekisha S Boswell Currently waiting for Deed to be issued to us for a property in Jacksonville, FL. Our next step is to find out if vacant or not (our realtor seems to think is occupied), offer a small $ incentive to said tenants to move out in a nice and tidy fashion as to avoid damage to the property (if not, start the eviction process), get utilities changed in our name, get title insurance (via taxtitleservices) /clear the title, then work on the rehab :). I would get a good team in that area to help you with all of that- RE attorney, realtor, contractors etc. I hope some of this helps and congrats on your investment!
Alabama offers OTC tax certificates and deeds. It takes some work seeking valuable real estate; however, there are thousands of opportunities to make a good profit.
How to Buy:
You apply for the property online; however, you will have to mail-in the payment. They refuse any other payment methods at the moment.
Duration:
I purchased two certificates for less than $4000 the end of March 2018. It took me a little over 30 days to receive both certificates.
Upon receiving the certificates I had to visit the Jefferson County Tax Assessors office so that the county could update the records.
The entire process took approximately two months.
What's Next:
Now the waiting game. I submitted notices to take Possession and to Vacate to the current owners. I will have to wait six months (November) to file an ejectment.

@Doug Phillips Congrats to you as well! Please post any updates on your progress! I'm interested to know what steps you take to eject the current tenants.
@Lekisha S Boswell Thank you! Turns out there was a tenant, the previous property owner was an estate (his parents died) and he had been living there. I offered him $1000 cash for keys to move out peacefully and he agreed. Come 7/24, it will be two weeks that we agreed upon him moving out and turning in his keys. I have an inspection team I communicated with and will have them come out when he moves!
