I am new to Real estate investing. I have owned 3 homes in the past that I lived in. I am TIRED of moving and RENTING!!!!
I have been following him for a month now. It appears he is doing deals most people can't do for multitudes of reasons. Has anyone here been or is in one of Pace's programs?
I will pay the money if I can do 1 or 2 deals in the next 4 months. If it takes a year I am not sure if it's worth it.

@Dan Ross I have done two “guru” programs. One for $8000 and one for $7000. Both were a waste of money.
The first the guru did have 2-3 phone calls with me before turning me over to associates. There were weekly group video phone calls that despite usually only having 5-10 people online I could never get a question answered leaving me to believe they were pre recorded. Finally they started pressuring me to buy $5-10M properties that I didn’t have the money for and they started trying to get me to buy their other program for another $8000 to learn how to raise money through partnerships and I was just done. It was clearly just a marketing pyramid scheme of selling more and more programs because none of the other members were getting any further along to buying any properties.
The second program was a women’s program and I was given the name of an advisor and then my personal mentor who would be coaching me weekly. We had about 3 good weeks and I was doing the video courses and the things my personal mentor had gone over with me when right before our 4th meeting she texted me to never contact her again and she no longer worked for the company. I contacted my advisor and there was no response. I went to go to customer service and the whole website was gone and the company had disappeared taking my money and countless other people’s money with it.
I’m not saying all programs are like those two. I just think for me $15000 would have been better spent on a down payment on a property.
it may be worth it, but keep in mind it is only for sub2, so it certainly will not be enough to give you the proper knowledge for real estate investing
Truth. Most who sign up for a guru's program become captive to it. That's by design. Pace is no different than the leaders of Hamas or the Sinaloa Cartel in that manner.
well, there are gurus and wannabes that's for sure, but if everyone did some research they could figure that out and get the right people to guide them. Investing in yourself is a key.
But on this specific guy, I jumped on a call to explore the program and it was a high pressure sales call, it did not feel organic, not trustworthy and certainly did not feel the right fit.
Why would someone spend 10k on a so niched-down space of real estate when they can get someone for the same amount to teach him/her everything?
He also lost his licenses in Arizona. He is the Madoff of Real Estate Investing right now.

I had already thought dropping 5 figures into these "mastermind" programs was a bad idea and now, I think it is even worse based on what I read in this thread. Sorry to see that some of you major funds that could have been used for investment purposes. I had spent $3k on a mentor a couple years back and it was also a waste of money.

there are some good resources and mentors out there, but some people just use social media to promote their "expertise" when in reality they just provide a bad experience, just like pace morby

Now I am starting seeing people with 100 posts. Like he has people finding people to pay to be shills now. I look at Pace the same way the IDF looks at the leaders of Hamas.

Just take action you do not need a mentorship. There are plenty free YouTube videos to listen to.

You can do the same types of deals without paying $10,000.00 or even half of that.
I know several people who have forwarded the gator agreements to attorneys and in every case the attorney has told them not to do the deal. I forwarded everything on Pace and the Gators to the Colorado AG.

All the gurus use that strategy. Third-party referrals work since few people do any due diligence.
Most gurus are about lambos they rent from Turo. Rolexes they rent. Suits from the tux shop. Hiring girls from hooters to be their "fakerouge".

I picked up a couple of pieces of info : "Note Investor", and "Passive Pockets" -- what other little nuggets, and bits and clues of information can you give ?
The name of the strategy - name of the person to learn it from - name of online courses - websites, etc. ?
If you have it, please - where can I learn this ? Can you help me out, just a little bit ?

@Cory Prior I would say it depends on what you want to learn. If you want to learn about note investing, then you should connect with someone experienced a note investing. If you want to learn about multi family, then connect with a multifamily investor. I teach people about buying single-family homes under market value and then selling them on a lease option. That's the strategy that I use the most and I found it to work out really well.
@Cory Prior There are ways of doing low-money down strategies. However, I wouldn't expect to be able to do many of these deals without quite a bit of experience. At the beginning, I had to use my own money and credit lines and a HELOC. After I gained a lot of experience, I was able to do more deals using other people's money. Now most of my deals are a combination of our business money, bank money, hard money, and private money. We also try to keep a few hundred thousand in reserves.
So I would encourage you to adjust your expectations starting out and develop the discipline of saving money so that every month your net worth is higher than the month before. Then connect with a variety of investors until you find the specific type of real estate that you want to do. Then do everything you can to study that specific real estate niche and then start to partner of some deals to help you gain experience and confidence. This process is probably a 1-2 year process.

ok so having that 10-20k as a buy in is important, to first getting into it.... it helps get those first deals started....
just as an aside : I am also just starting out doing finder's fee methods - with tax foreclosure overages refunds, and assett recovery / state funds refunds... so I think those can help me to get that intial 10-20,000.... it might take me some months, but I think I can get there.... that's my initial plan, at least
And if I can get that saved up, then that will help me break into deals....
I'm not working with equity, or a lot of credit - so I am really trying to get creative, and bootstrap myself up there.... I believe I hear what you are saying though, for sure -- that it's better, more fair, and more likely to get deals, if you yourself can show up to the table offering something.... in hard cash
but you still have to know how "fix and flip" works, how to renovate something, how to negotiate.... what contracts to do, how long things take.... etc
that was the concept I liked about Gator, is that it's a team that passes that niche off to the other person, who is good at that - and they can all structure deals together....
you have the deal guy.... the money guy.... the fix and flipper guy, etc. -- and they find deals that could be good for all of them - and everyone is helping each other
I think BiggerPockets will be a potentially pretty reliable place - I know that there's different roles, "finders", "buyers", "sellers".... maybe I can just find deals, and connect people together, and get some kind of small finder's fee for it, or something....
ok so that first 10-20k is important to just be able to provide - when getting into this.... I'll make that a priority, then I will at least have something, to start with....
- make money, save it, keep learning - everything you can, till you find the right niches and right roles ..... & ask the people about the thing they're good at, okkk got it :)
