Has anyone done Cody Sperber's mentoring? Was it worth the cost?
@Kris LaursenI listened to the entire call and at NO time did my guy ever ask you to "reach into a 401K" to pay for our mentoring. In fact he asked you what you were doing to plan for retirement and you said you don't have a plan and "don't have a 401K". Up until him mentioning the price you were saying the most wonderful things about Clever Investor.
And I understand you had "sticker shock" over the $7,000 investment for our mentoring services, but you shouldn't go onto a forum and make statements that are simply untrue. We make our students success our priority and strive to go above and beyond for every student that gives us the opportunity to work with them. We are a small education company that makes fulfillment (not sales) a priority. Every single mentor on our team is an amazing real estate investor with at least 10 years investing experience and they have all been hand picked and hand trained by me. I only hire the best of the best...you won't find any $20 an hour phone coaches on my team. I paid WAAAAAAAY more than $7,000 for my education and that investment paid off big time.
Listen...I know it is easy for people to go online to a forum like this and bash "guru's". The truth is there are many crappy guru's out there that simply don't care about helping people. They swipe your credit card and run. It's complete bullcrap and I also had many bad experiences when I was trying to learn the business. But there are also some really great educators and mentors out there that do have integrity and do make their students a priority. Sometimes we have to go through some painful crappy lessons to get to where we want to go in life. And every successful investor that I know has realized that you can't bring old baggage into new relationships otherwise you may miss out of some great opportunities and I hope that you will give us a chance to help you in other ways if the mentoring is out of your price range.
And for everyone else reading this I give a ton of great education and training away for FREE. Just go to my youtube channel or follow me on Periscope or Snapchat. $29 is pretty cheap. Does not seem like a high risk to me.
Granted everything you could learn in that program is likely here on this site for free but I imagine the program likely packages it up an easy to follow format.

I recieved a PM about this system last night. I was told $14k was the price.
@ $29 I say go for it you have nothing to loose.
I see that LeAnn must have had a typo, as her answer was later edited to $297, getting pretty pricey now but still really nothing to loose. However with the 14k info I received in the PM I now assume the $297 is just to get you in and sell you the big one.
If it is really $14k I say run. Total guru rip off. I assume that you pay for the $297 course only to be pressured into the $14k course.

I filled out their form and got a call from a guy and he asked me how much I had to spend every month and I said $300. Then he magically came up with $300 for cody's new course. I told him I had a rental and he tried to get me to sell it so I could buy the course when I was hesitant about selling my rental. Then he said I needed to use the course and then if I did good cody might mentor me later.
It was a discounted price if you went to the webinar. If you get it out right its 14k. Hmm. I think I will just stick to this site :)
He tries to up sell you on other products.
Bought the Fast Track Course: Incidentally on YouTube you can find several videos from his group. One of my favorite videos on wholesaling is his whiteboard Wholesaling101 and his partner's Mr. Vanhoose has a great one on birddogging. I've bought weird, "my wife is going to kill me package" for like 7 dollars after his autoresponders hounded me via email. He knows his stuff, he's local, and an incredible upselling promoting machine. It even came with a Fast track Poster. I'd hear about learning about his M5 marketing system, of another training video etc. Some of which I'd already seen. I was very confused. I thought I already had the FastTrack system until I talked to their customer service and some business development counselor. Eventually, I found out that the FastTrack was the main course and after one purchases this there's no more upselling. And after completing the modules, one could feasibly put together several thousand and get a chance at personal mentorship by Cody.
For about $300 I got a full blown course and access to a business development aid or something. The only parts, I struggled with ethically is 1. He being a Realtor and I also used to be licensed, how can he promote "ghost ads", 2. Where are the lines between ads with realty and equal housing, and ads on website and bandit signs, when you're a Realtor misrepresentation and blind ads are a big deal. 3. Promoting a white lie to Section 8 about how you're a friend of yours who's a disabled war veteran, seems way too shady.
It reminds me of how hard it was for me to learn from Carleton Sheets when he promoted telling little white lies-tell them you have a partner when you don't, saying he wasn't a Realtor when he was...
It took me a while to try out bandit signs, but if you take them back down no one seems to be that bothered by them anymore than a yard sale sign. My experience and advice is it you are looking for a course that seems relevant for Arizona, that will give you, 90% of what you should know on wholesaling for under $300 it's a pretty good deal. It didn't cover for me to any great extent how to work with other wholesalers, effectively...instead he kind of goes off on a rant about it not being the nicest guys who make it. That came on the 2nd to last video in the bonus videos, If I recall correctly.
Anyway, Joint venturing, probates -- may be missing but there are weeks with of content.
I was brought on as a birddog with a local RE investment group, bought Cody's Fast Track, had already received great coaching from Steph Davis who suggested Patrick Riddle and JP Morgan's Course IPOD, which I purchased for $97 all around the same time and just after I and then gf had to move out of our friends' home. I've been studying and doing, and surprisingly even had an option to purchase which I marketed, got tremendous response on- man, were my hours high- but I wound up finding out the Wholesaler didn't know or care much about what he was doing, the address was not limited by some of the investors, and had the price been $10 thousand less, it would have sold, quickly. The estimated repair costs were low.
Beware the Wholesaler may give a very low rehab estimate when you come along as another Wholesaler. Steph told me that just after I experienced it the hard way.
For all my countless hours of looking for property, studying, trying to find partners, talking on the phone... I'm now practically homeless.... Yes, this future success story will probably start out... "I was living in a wearhouse when I made my first successful deal!..."

Cody Sperber is a giant out here in Maricopa County. So it Sean Terry. I havnt seen sperbers mentoring program, but Seans is pretty damn helpful if you want to learn to wholesale. He's extremely technical with his approach, and had hundreds of training video to learn everything from putting together contracts, doing wraps, technical HUD acquisition, the whole 9 yards. Its like 2 grand for a lifetime membership, and always keeps his content current with weekly training videos. I would look into that one.
I actually looked into this about a year ago. I spoke with one of their advisors and was told they have 3 packages. One cost 5,000, I think the second level was 15,000 and the final level was 39,000. With the highest package, Cody will actually help you close a deal. What I found scammy is that the sales man, while being polite, asked me to mortgage my house, borrow as much money from my friends and family, take out a loan and cash in my 401k to get the 39k. Uhhh... No thanks, I'm sure there are many other gurus who only wanted my money, instead of my money and destroying my reputation and relationships.
I have not tried his product yet but i do have freedomsoft and some of the fast track system is on freedomsoft to get you in the right direction. One thing I can say is what I have learn off freedomsoft is amazing. The information and detail of the videos do keep your focus. The videos are very informative and i also had friends who love the contents of his products. The product is around 249 but for what you get I'm willing to try it. To me I know being in any business your going to have to gain knowledge so even if you learn one thing its better then what you did know. Hope this helps.
I'm also considering this program. They're offering their FastTrack for $297. The sales guy did try to get me to do the mentoring program (starting around $10k), and I flat out said no way. I told him if the $297 program works, it will show proof of concept. Additionally, if you DO wholesale first with the program and make $10k, you can leverage that into a full mentoring, essentially using money earned from the $297.
On one hand, there IS a cost for education, and $297 is cheap if it's good.
With a 30-day money back, this is why it's compelling. Now it's off to do some more research with some of the other companies mentioned. Additionally, Cody and some of the other "workers" out there have videos posted on youtube and other sites. There might be enough material for FREE already out there, it might just take more time to filter through everything.
Final note, there will be additional costs (mailers, posts, other marketing) to the business. These are NORMAL BUSINESS COSTS. Do not think $297 is all you need to get going if you're doing wholesaling.

I spoke to one of Cody's sales guys last week. He also wanted me to reach into a 401k and somehow find $7k for his "apprentice" program. I almost dropped the phone. I have seen so many pictures of young kids holding up checks for thousands of dollars and I can imagine where they would have had access to that kind of money. I think these guys are commission only and go hard when they can. I know Cody has a successful investment biz and not sure why he turns these guys loose when his investments are doing so well...I was really hoping he would genuinely want to give back to some students. I recently purchased the Fast Track program from Clever Investor for $297. So far I think it's well worth the price! I like that you can watch the videos as many times as you want to make sure you don't miss anything. Each class also comes with downloads of scripts, contracts, and tons of other things you may need. Cody goes over marketing, websites, setting up your LLC and taxes, working with your power team, and basics such as what materials you will need from a hardware store to build your bandit signs. It's very detailed. I was even assigned a personal coach whom I've had several phone conversations with. I'm still new to this and only gotten through module 2 so far, but it's been nothing but useful information and I'm pretty impressed with Clever Investor so far.

I have watched several of your videos and like every other "guru" I have watched, you are not teaching "wholesaling" in a way that your student/client can avoid possible regulatory action and/or criminal prosecution.
@Account Closed I can understand your view since you are from Ohio (and Ohio has made many changes since the real estate crash)...but I have done over 1000 wholesale transactions in multiple states. I have also spent a ton of money on attorneys and done a lot of research. Unless you can show me specific cases that set precedent about wholesaling being illegal (and when I say wholesaling I am talking about assigning or double closing a contract where you have an equitable interest in a property) than all you have at this point is your opinion. And BTW...I understand that the landscape is changing and I am always adjusting my education...we use transactional funding in states that frown upon double closings.
Cody I never said that "wholesaling" is illegal. What is a violation of most real estate licensing laws is how the transaction is conducted. That is where every "guru" that I have watched and/or investigated falls short, in teaching how to properly conduct the transaction. As far as lawyers go, one of the most well known real estate investment attorney's wasn't/isn't advising the correct way to conduct a "wholesale" transaction, the attorney and one of his biggest clients asked me for my opinion on how they were presenting "wholesaling". Additionally, the Chief Legal Counsel for the Ohio Division of Real Estate in my opinion misspoke in a video she participated in regarding "wholesaling". So just having Esquire behind your name or a Juris Doctrate doesn't always mean you are right or know what you are talking about. If you want to send me a copy of your latest documents to review for compliance and walk through your current presentation on "wholesaling" I would be more than happy to retract my statement if I am wrong.
Cody, I respect the fact you paid WAAAAAAAAAAAAAAAYYYYYY more for your education and I appreciate the fact that you take the time to occasionally read and respond to some of these observations but I personally was let down. I am not telling anyone not to buy your course, I know it would include everything I need to succeed. You do offer a lot of free advice and other knick-knacks but it's the mentoring that puts it all together...at least for me.
