has anyone looked into this? It claims to be a college on how to become a real estate investor from the best arpund. There are diferent courses the offer finacial aid and give you access to online classes or you can go to the school I believe in Wisconsin has anyone tried it?
Doug - You have 4 posts on BP, all of which are regarding this company and 3 of which are just cut-and-paste of the exact text above. While that doesn't necessarily detract from your experience or opinions, it does call into question your relationship with the company (and your motives for posting here).
Is there a reason you've chosen to participate in the discussions about this company over the past year, but no other discussions here on BP?

It took me two late nights to get through the thread and was intrigued that it had been ongoing since 2013 You are absolutely correct...my first take away over and over again is that BP is the place for me to learn about REI...essentially for free. Secondly, I took away that Renatus like most of these other companies are about making money through their course offerings. Having stumbled upon BP in my google search inquiry for the cost of builder risk insurance...I was shocked to get a response from 2 people who willingly shared information. I soon discovered BP was a REI community with much if not priceless information and support to offer (particularly to those new to REI). I read and listen every opportunity I get (it's soooooo much information)...I am here to learn from everyone and to succeed in becoming the best at REI'ing. BP has made me confident in knowing that this is attainable.
that is a better and reasonable response.. to just get it out there with what it cost and let the public decide.. the MLM marketing approach were you lead with the owners were broke and homeless is just tired and old frankly.
your statement you just made resonates with me.. tell a guy hey its 20k ... you may not need it if you just want to be a fix and flipper... and if you want to bird dog students you can make some money doing that... Just like Keller Williams model.. Although I personally know many Keller agents I have never had one tell me that make any real significant money on the agent recruitment profit sharing.
Many different paths to success in RE... we all know that... and some are far more money sensitive than others..
However for Sure BP is just not the venue in my mind to recruit students.. as J Scott mentions the way to be productive on BP is share real knowledge and those that think your valuable will reach out to you off line..
I get many PM messages about mentoring etc.. I don't mentor as I don't really think I would be good at it.. One I am far to busy in my own companies. But I encourage folks with no experience to spend the less than 1k and get a license this will give them basics and if they even go very part time they will work with those in the industry that are doing deals. and a license allows you to do many things... you can do leasing, commercial , In CA a broker can do loans , you can sell residential many different income streams to follow. But if your goal is to flip houses I think personal access to MLS is very critical. One to get a jump on deals and two to sell your own deals.. if your really doing any volume you save 3% of gross sales yearly... If your flipping 2 to 5 million a year in homes you own that's 60 to 150k in your jeans for simply having the license.
There was a thread that went pretty far on BP with this young lady in Seattle that did her first fix and flip and made I think 18k.. it was all great and all and she got lots of Atta Girls but when you dissected what she wrote the only reason she made 18k was first off she saved 7k by listing it herself ( she is licensed) and had sweet heart money at 6%.. the license allows for ut oh's that would normally be loss's or no profit.. at least in this instance your buying your own listings. and in ultra hot markets that's not a bad way to go
Since you are wondering, I'll tell you some of the things that compel me to go after these types of programs...
- In my experience, the success rate of those who go through these types of programs is ridiculously low. If a program were to provide verifiable success data, that might change my mind. But, your response (or someone from your organization's response) was that collecting that data is too expensive. Sorry, that's not a reasonable (or believable) answer.
- In my experience, the expected value of these programs is negative. It doesn't matter if the program is $100 or $100,000 -- it's not the absolute value cost of the program that means anything, it's the expected value. If the expected value is positive (with a relatively small variance), I'd likely support it. Again, when I asked if this data was available, you said no. So, I'm going to assume my experience holds in this case.
- Personally, I don't think cost or expected value means anything if an organization is willing to stand behind their product. Allow students to pay-as-they-go (and stop anytime) or allow students a money-back guarantee if they're not satisfied with the program. But, your program won't do that. They want all the money upfront, non-refundable. That means you have the opportunity to make promises you don't keep (not saying you do that, but you have gamed the system to give yourselves the power to do so).
- You claim the program is focused on real estate education, but we've had several current and former members of your program who have made it clear that a very large portion of the program revolves around direct sales and commissions for selling the program. While technically it may not fit the legal description of an MLM, on the face of it, the intent is the same, and it's clear that the selling aspect is so pervasive within the organization that I have to assume it detracts from the actual education.
- At least one founding member of your organization has a well-documented history of associating with other people (Jim Picolo) and organizations (Nouveau Riche, Global Prosperity Group) that have been convicted for fraud against investors and investigated by the SEC. In this industry, perception is as important as reality, and anyone willing to associate themselves with less-than-honest people and organizations (whether or not they've committed any crimes themselves) is suspect in my mind.
- I've yet to see any indication that those who are on here promoting your group actually have any real investing expertise or knowledge. The 30 or so posts on this forum from your members that actually address real estate questions provide vague information without substance. I would think that anyone who is part of your program would be a reasonable reflection of the knowledge imparted by your program, so the unsubstantial answers provided to real estate questions makes me wonder if that means the program doesn't have much substance either.
- In this thread, you guys have continued to compare your program to accredited university programs, both in terms of value, success rate and cost. But, you haven't been able to support those claims. In terms of value, you haven't provided any evidence that a degree from a non-accredited program is as valuable as a degree from an accredited program. In terms of success rate, your best argument is that there are a lot of college graduates that don't have jobs, but I think most people would agree that a higher percentage of college grads get jobs than the percentage of those who go through your program end up as successful investors (though you claim it's too expensive to accumulate that data). In terms of cost, the most recent posts have pointed out that your program costs about the same as an expensive public university or an inexpensive private college -- hardly low cost as was originally claimed.
Finally, to your point about us having some other agenda, yes we do. Our agenda isn't to bash you guys, it's to ensure that new/naive investors aren't being misled to make bad financial and educational decisions.
Hopefully that addresses your confusion as to why this thread has gone the way it has...and thank you for giving me an opportunity to summarize my thoughts.

No, not everyone who comes our way is financially destitute. No one - including me - ever said otherwise. You should know better than that.
I do find it odd, though, that some of the people who want to get involved with the education don't seem to have the money - until they find themselves behind the financial 8-ball in a major way. More than a little counter-intuitive, no?

When acquiring properties, do you look only at the asking price? ... or do you do your "due diligence"? If you do, do you do it e-mail? ...internet chat / blog / forum?
We prefer to work with people who make intelligent, fully informed decisions. Neither an e-mail, a blog / forum post nor a quick telephone conversation are sufficient to provide all the necessary information to make an informed, intelligent decision.
That's why every one is so frustrated that the only response I can give is the same one the Chinese lady did: You want information? "That what meeting for. You come meeting", or to a webinar - the live follow-up webinars are interactive and allow for Q&A via the chat box. You can also prevail upon the person who connected you with the meeting and/or webinar to arrange a 3-way call with their mentor / coach / whatever you want to call them.
Until one has first hand experience, all anyone can say is purely "their thoughts", with a questionable basis in reality, at best.
Hopefully, that addresses at least some of the confusion generated by all the negativity and nay-saying ...

- My first claim was that the success rate of programs such as yours was typically very low, and that without keeping statistics, you can't prove that your success is any better than anyone else's.

If a student pays 3k upfront it takes them more sales to get the full 50% in profit per recruit vs. someone who pays 24k upfront?
Doesn't the leader of your organization talk about how he did just that with himself and a relative?
It's all about paying the person who recruited you back a certain $ amount or deal count before you are "certified" and make the 50% per deal correct?
You guys call them buckets or tiers or something. Lets not split hairs there. I have screen shots I can go back and pull up from the video pitch if need be regarding the correlation between entry price and profit.

You're not painting an accurate picture of the compensation plan. Although what you say is a cynical way of putting it, it is inaccurate.
The compensation plan is what is known in the insurance industry as "the Australian 2-up": Sell 3 or buy one, sell two. That's an extreme over-simplification, but that's it in a nutshell.
The "bucket" has to do with whether you start out in the top package, and whether buy the accelerated training before someone buys it from you.

As I explained to Ryan - and have stated repeatedly, it's not multi-level. It's based on how an insurance broker might build his staff. Each trainee's initial sales split the commission between the broker and the new agent to compensate the broker for his efforts to train the newbies. When you become the trainer, then you benefit.
I'm guessing you don't have 10,000+ students to take care of single-handedly.
What you describe *IS* a much sought-after nirvana from the student perspective.
In the end, though, the program won't work for you unless you work the program. That's true in ANY entrepreneurial venture, not just REI.
I have been an estate planner selling life insurance and and annuities and long-term care working for general agents so I get your analogy
I enjoy LLM taxation issues
And yes I don't have 10,000 students
But the ones do I have learn a strong level of real estate information and get into action
They don't get overwhelmed with a lot of information or strategies
They use a letter of intent and have a lawyer draft the docs
I encourage a sales license
They interview sellers and give them a cash offer and a terms offer
They also market for IRA private lenders and joint venture partners
There seems to be many people there really unhappy with Renatus
And if @J Scott gives it a "thumbs down" I'd be inclined to give it too.

Yes, I will be happy to talk to Bob. I typically set aside one day a week that I let people who want to meet with me come take me out to lunch -- if Bob wants to come here the last week in August, I'll find a slot in my schedule for him. In fact, just let me know when he wants to come, and I'll make some time.
As for making my case to him, I think you have it backwards. When someone tries to sell something, it's not the job of the customer to make a case for why he doesn't want the product. The customer need only say, "Nope, I don't want it."
It's up to the business selling the product to prove to the customer that it's a worthwhile product. If you or Bob want to make your case to me why your product is great, I'm all ears. But, when I asked for proof earlier, all you could tell me was that you believed the program had a 70% success rate. But, then you said you don't keep statistics because it would be too expensive to do so and because it would be illegal for you to provide statistics.
Now, as for a lawsuit, I would seriously consider talking to your legal department before you start throwing around threats like that...

But, if your organization would like to spend some time in open court providing all the statistics on your organization's success, I think we'd all be interested in hearing about it (especially after you assured us those statistics don't exist).

I have read these posts recently because I've been inundated with them in my inbox and I was curious to see what was going on. I have to say I'm astounded at the vigorous bashing of Renatus and some of the misinformation related to it.

I just re-read the entire thread - I can be a glutton for punishment at times - and I do not see the bashing. I see lots of hard questions, many of which still have not been answered. Personally, I put in an effort to search out information on Renatus with the objective of being able to make an informed decision. As stated in an earlier post, the corporate website was of little assistance - I found broad strokes of areas to be discussed, but still have been unable to find a detailed curriculum or course syllabus.
As someone not in the know, how do I verify the credentials of these "successful investors"? CVs are not published on the corporate website. My efforts to independently research the names from the website and those brought up in this thread have yielded more questionable conduct and past associations with companies/organisations found to be wanting in integrity and moral conduct when it came to their Clients monies then it did actual credentials to be teaching real estate material. If I cannot verify the quality of the educational product nor the instructors, how can I arrive at an informed decision?
I've tried to look at Renatus as an option, but I cannot find any meat in the broth. Why is everything cloaked away from the public? There is nothing proprietary about real estate education, so why is it so difficult to find a curriculum and detailed course syllabi?
