How to find as many BRRRR's as fast as possible?

Hi all,

Let's say theoretically that you had unlimited funding, and mandatory had to do 10 BRRRR's per month. How would you go about actually finding the volume of deals needed? Currently, I will get a few deals here and there from various realtors/wholesellers, but nowhere near the volume needed. Scrolling MLS for hours is also inefficient.

My original thought was to hire a skilled VA to do nothing but find BRRRR's all day and pay them hourly or per closing. What are all your ideas?

If you truly needed BRRRR volume, you’d want to shift away from relying on the MLS and random wholesalers and tap into markets where distressed inventory actually still exists, which is why so many high-volume investors end up doing their BRRRRs out-of-state in Midwest cities. Those markets still have the combination of price points, older housing stock, and motivated sellers needed to pull off repeatable BRRRRs. A VA can help, but the real leverage comes from building direct-to-seller pipelines and plugging into local boots-on-the-ground teams who know which properties are coming available before they ever hit the MLS.
