Hey investors. I was curious if BiggerPockets had any investors in the Rochester, NY or Buffalo, NY area. I'd love to ask you a few questions if you'd be up for it.

Thank you in advance!

Hi all! Looking to invest in Rochester and looking for a good agent who I can work with almost exclusively. Want to invest in the next 2 months in a duplex or triplex there. I'm based in NYC so I am also looking for recommendations for a great management company. If anyone has recommendations for the specific areas/zip codes to invest it would be much appreciated as well. Tia!

I live and invest in Rochester. The answer to the cheap prices are as they said earlier with the downturn of Kodak, BUT other areas have had similar downturn and not maintained a low sorry super low value. That being said we had a 20% increase in March from a super hot winter and Investor friendly market last year. The low market have remained because of poverty and slumlords. Year after year people have done very minimum to make repairs throwing later on layer etc. We will have another upturned coming up most don’t see this because I’ve lived here forever and have not seen it. The age of the house and the updated codes are requiring more and more updates which will eventually slowly passed to the buyer from repairs having to be done causing the market values to go up. So it will have another increase as more and more work is being done. I have been able to push my rents because the upgrades I do increasing my cap to averages of 33%.

I live and invest in Rochester. Your property and neighborhood can make or break you. Literally a couple streets can be the difference between a decent term tenant and one they moves in the middle of the night with your furnace. I have seen it! I’m happy to help and also interested in a meet up.

@Aqil Dharamsey @Hyun W. Lee @Matt Palmisano @Matt Harris @Larry Turowski - Gents, I will be in Rochester this week.  We all have spoken about having an investor get together.  How about we try to organize something for this Thursday?  We're a small group so I am hoping that isn't too big of a challenge for all.  Let me know.

The Monthly Bigger Pockets meetup is this Wed, 7p at Johnny's Irish Pub. There will be a lot of the local REIA (FFREIA) members there too.

@Steve Santacroce, thanks for the info. I'm looking to get started in Rochester too and it seems like a great chance to meet local market experts.

I'd love to but Thursdays are pretty much out for me with kid stuff and all.  But keep me posted.  Once in awhile things change.

Is this still going on today? I'm based in NYC but have a few properties in Rochester. I was there last week. Will be there again next week. Always happy to meet up. I need good property managers and contractors.

Dear Rochester investors, has anyone bought anything in the Dutchtown section of Rochester, particularly on or near Jay st? If so what are your thoughts on that neighborhood and how has owning out there worked for you? Pros and cons needed please. Thanks!

Hello Marc- I have a client who bought a 2-unit property on Maple Street near Jay. He remodeled it and I was able to lease out one unit which is a 4 bedroom for $1050 and a 3 bedroom for $950 to really good tenants. Of course, I went above and beyond screening. However, I just want to emphasize that these apartments were completely rehabbed and they looked amazing! He bought the property for $19K- put in about $30K and is being offered $110K by a church nearby. He also owns another single family house on Orchard Street close to Jay Street- bought for $20K, invested about $15K to get it completely remodeled and it's rented for $1200/month. Again- house was rehabbed and it looked amazing on the inside!

Greetings fellow investors, does anyone own anything in the 14621 zip particularly E Ridge rd? If so what are your thoughts on that area, what do you think the rents could go for in that area for a multi?

The properties were remodeled and look amazing! that is why we were able to get the higher rents even though the areas are not the best.

    Hi Sean,

I am doing a home inspection in Rochester this Thursday. You think you could recommend someone you like? Maybe two names if you can since it is such short notice?
