Ahhhhh finally successfully flipped my first contact/property at 20 years old. After failing numerous amounts of times, the persistence finally paid off. Profit was only 4,000 but am extremely grateful as it motivates me to do more. Thank you to Biggerpockets.com, the podcasts, the other forums, articles, and everyone who responded to me and led me in the right direction. BiggerPockets helped me immensely, as it was the first place I came to when I got into real estate investing. Thank you everyone !!!

Nice work! If I had started when I was 20, I'd be a zillionaire by now. What an advantage to you for starting so young and you will be highly successful with your amount of persistence!

Actually spent no money on the lead. I was just browsing through Craigslist and saw a motivated seller headline. Called the seller up, got it under contract. Sent it out to my buyers and closed a week later with an investor friendly title company. 466 under contract and flipped it for 470.

Got my contract from the internet honestly. I just did whatever it took. My buyers list by word of mouth, calling We Buy Houses signs, and I did a direct mail campaign once to absentee owners and found a lot of them were buyers so added them. Buyers have a lot of buyer friend as well.

Time is on your side. The best piece of advice I tell people when they ask me for advice is start young, younger the better. Having time on your side and gaining this experience at this age is such a HUGE advantage.
