20 Year Old Completes First Wholesale Deal

Ahhhhh finally successfully flipped my first contact/property at 20 years old. After failing numerous amounts of times, the persistence finally paid off. Profit was only 4,000 but am extremely grateful as it motivates me to do more. Thank you to Biggerpockets.com, the podcasts, the other forums, articles, and everyone who responded to me and led me in the right direction. BiggerPockets helped me immensely, as it was the first place I came to when I got into real estate investing. Thank you everyone !!!

Nice work! If I had started when I was 20, I'd be a zillionaire by now. What an advantage to you for starting so young and you will be highly successful with your amount of persistence!

    $4,000 is nothing to scoff at. That is a great gain on your first wholesale flip.

    $4k isn’t bad on your first one! You got the deal done and that’s all that matters. Keep it up and imagine doing 10 of those $4k fees every month!

     It was difficult because I didn't have much money for marketing. It was harder on my self discipline because I was seeing friends my age going out partying and vacationing and I was just saving money, reading books and trying to learn.  That was really tough, as well as all of my failures and deals that fell through. That being said, if you know real estate, flat out know your numbers and stay Persistent people will respect you and be impressed and that's pretty much what happened to me.

    Yeah those are the same exact things I am facing. I just turned 21 and finding supportive people is very challenging. Even friends and family are stuck in the mindset of just going to school and joining the corporate rat race. As far as marketing, what is your main method?

     Ha, you're talking to someone who went through the exact same. My parents hated the fact that I was doing it. Most people are all about being secure with benefits with abnormal 9-5, and it just isn't for me. If your main goal is financial freedom or being your own boss, don't cave in. I was very close to caving many times but I stood strong and it worked. Take control of your own future and make yourself rich, not someone else. My main method is direct mail. Direct mail worked good for me last year even though I didn't get a deal Out of it, I still horn 5-6 calls.

     Thank you Jorge! I was actually scrolling through craigslist real estate and saw a motivated seller post. Emailed him, then call him, and worked the deal out.

    Encouraging hearing from your success. I have to admit that it’s tempting to join the 9-5 group but it isn’t for me. I refuse to sacrifice my freedom to make someone else rich. Good luck brother!
