First time investor in the Cincinnati area looking to learn

Hello everyone! I am looking to buy my first investment property in the near future (most likely multi-family) in the Cincinnati area. I have been learning as much as I can online to get started, analyzed some deals, and even built a buy box that may change based on my learnings. Capital for a deal in my buy box will not be an issue, just trying to make the first deal the best that I can when focusing on future value. Seeing if anyone in the BP community has any market tips about Cincinnati, multifamily properties, or any general advice for someone just starting out in 2026. I also plan on attending a real estate investors association of greater Cincinnati meetup in a few weeks to start meeting some people in the community if anyone here is a part of it. Thank you!

Welcome! You’re already ahead of a lot of first-time investors by actually building a buy box and analyzing deals before jumping into one.

With Cincinnati multifamily, I’d pay really close attention to the specific neighborhood/block, property taxes, who pays utilities, actual vs. market rents, and deferred maintenance. Two properties that look almost identical on paper can perform very differently depending on location and condition.

I’d also figure out your financing strategy before you get too far into shopping because a 2–4 unit property gives you quite a few options depending on whether you plan to occupy it or keep it strictly investment.

I’m an Ohio mortgage broker and work with investors, so if you find a property and want another set of eyes on the financing side or want to compare a couple different structures, I’m happy to help. No pressure at all. And definitely go to the REIA meetup, those local connections are worth a lot.

    hi, read up on current landlord laws in the state of ohio. make sure your screening is tight, stick to it- no matter what the story is. if you gotta do fancy math to buy it or over extending yourself don’t do it, house hacking is the way to go! relationships matters.

      I do not plan on using a property manager so I will keep this in mind. I wish I would've started 10 years ago and house hacked but it is unfortunately not an option for my family. Thank you!

    Hi Marcus.  I don't know the Cincinnati market specifically, but I would just advise caution as you start out.  Returns on non-value add LTRs have basically gone to zero or negative.  That is just the reality of where interest rates are right now, and anyone who tells you otherwise is selling something.

    Attending meetups is a great idea.

      @Nicholas L. I appreciate the advice! I consider myself relatively risk adverse so I would not jump headfirst into a risky situation, especially for a first deal. From putting many offers out with numbers that do work, to driving for dollars, I will find a way to make this market work for me at some point in the future. I don't want to ask the question if I can do it, but how. I believe with enough hard work and creativity that there is opportunity for anyone!

     Hey Marcus, I am an investing agent in the Cincinnati area, and @Nicholas L. is right, investing is tough right now. And it will probably continue to be. I have advice to give regarding where to invest to get a return, instead of a money pit, because I do think that there are ways to make money investing in the Greater Cincinnati area still, but they are few and far between. But it just takes one good one to get your foot in the door. I'm going to shoot you a message

    It sounds like you’re taking the right approach by building a buy box before jumping into a deal. I’d spend just as much time validating your financing strategy and monthly cash flow as refining the buy box itself. It’s easy to find a property that looks good on paper, but the best first deal is usually one that still works after accounting for vacancies, repairs, and other unexpected expenses.

    Getting involved with your local REIA is also a great step. Building relationships early can help you avoid a lot of mistakes that aren't obvious when you're learning online.

    Cincinnati can be an ideal location for your initial investment in multifamily units, however, my advice will be that you need to concentrate on the basics rather than trying to find that elusive perfect deal. Since your problem is lack of money and not cash flow, you need to concentrate on due diligence.

    Marcus, Cincinnati is a great place to start, especially if you're already focused on multifamily and have your buy box figured out. I'd spend as much time building your local team as analyzing deals: lenders, property managers, contractors, and other investors will save you a ton of headaches on that first purchase. Also keep an eye on off-market opportunities, since the best deal may not hit the MLS. The meetup is a great move too, so definitely start networking there.
