After working both markets, I personally believe you will see something in the midwest like KC, or even Tulsa. I would think the south would have something in the next 20 years.

I agree. Normally second place doesn’t mean much… but being 2nd place to Austin for the relocation of Elon Musk / Tesla was big news and eye opening for me a year ago. Huge bummer we weren’t selected but we did land a different, smaller electric vehicle manufacturer later in the year (Canoo) and well… that’s Tulsa. Lots of different industries combined with a really good music and art scene does make us Austin-ish.
Which cities do you think will continue to grow where property value will appreciate?
Well nobody has a crystal ball .Heck 10 years ago I was told we were crazy to buy in Cleveland, population decline, bad weather etc, well, look at it now. Its all about the PP. You make your money when you buy,
I was able to attend the Open space conference in Denver and they are talking about changing that landscape so more people would move to Colorado. My favorite bike path is losing .3 miles because they are flooding where it is. That said they went over how Colorado is looking to get another 3 million more people in 10 years. So the government here is making larger water reservoirs for more people here and that is the easiest way to see growth is expected to skyrocket. Property value will keep climbing as more people move to a 360 days of sunshine state. Just driving to DIA makes Colorado look like a different place from where I grew up. I remember nothing but fields and slowly denver is growing that 20 miles to get to DIA.
What attracts people to the Denver area in Colorado?...TX has no income tax, and no PITA laws like what size your Big Gulp can be, etc...plus it has brainiac type work that certain people can draw good pay from.
I have noticed over time a huge increase in what seems to be not working tough guy types roaming the streets. Are they working to attract welfare types (people make big money off this group).
Plus I see a lot of other people moving there also, from waitresses to people who are fairly well off.
What is the attraction?
For one, CO has world-class outdoor activities everywhere.
