Which cities do you think will continue to grow where property value will appreciate?

South Carolina. Greenville and some of the Charleston sub markets. It has all the ingredients that Austin had 7 years ago.

I look for job growth, population growth and wage growth. SC has the job growth and population growth but their wages have been basically keeping up with inflation. Cities like Greenville and Charleston are working to attract higher paying jobs (tech and finance). It's an identical situation to Austin prior to the tech boom. Once SC pulls in a name brand HQ I think the flood gates open and we have our new hotspot.

After working both markets, I personally believe you will see something in the midwest like KC, or even Tulsa. I would think the south would have something in the next 20 years.

I believe Kansas City will continue to grow. As they're expanding KC Streetcar, airport. Driving more people to the city.

I think Raleigh, NC is having all the characters of Austin and i see that trend already. Google added additional tech jobs and apple confirmed adding campus.. good weather and reasonable cost of living.. lot of good universities..

Columbus, Ohio is a great market to invest in. The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here. The appreciation rate in Columbus has been 8% higher than the national average over the last year. Tech companies are continuously moving here and establishing a footprint in Columbus as well. I think Charleston will continue to grow substantially. I think we'll fare well through inflation and moderate recession, as well. We'll continue to see lots of transplants despite inflationary prices. Inflation hurts a lot more in a HCOL city than here even though our prices have spike. I think we'll keep seeing a steady influx of high earners moving down from up North. I do think we need more industry in the tech field. We're a little heavy on manufacturing at the moment.

I was able to attend the Open space conference in Denver and they are talking about changing that landscape so more people would move to Colorado. My favorite bike path is losing .3 miles because they are flooding where it is. That said they went over how Colorado is looking to get another 3 million more people in 10 years. So the government here is making larger water reservoirs for more people here and that is the easiest way to see growth is expected to skyrocket. Property value will keep climbing as more people move to a 360 days of sunshine state. Just driving to DIA makes Colorado look like a different place from where I grew up. I remember nothing but fields and slowly denver is growing that 20 miles to get to DIA.
