Momentum seems to be building that a crash is around the corner. Some say investors are contributing to this situation. As many as 70% of home buyers are discouraged as the American dream has become out of financial reach. A crash would be a good thing for first time home buyers and provide opportunity for investors. I wouldn't look for good things to happen in markets with high appreciation . . . of course I could be wrong but my cash is sitting on the sideline.

Understandable points. Any basic pro-forma that I have doesn't seem to be adding up with the inflated asking prices as they are. I'm not seeing it as being a great return. New construction's are through the roof. Investors don't want to make the $ on the backend (appreciation), needs to be made with the purchase in addition to the appreciation, so I think investors are more along your line of thinking right now. That's going to frustrate some developers. Going to be interesting to see what happens here. :-)
