How good is Cobb County for House hacking? (Marietta, GA)

I've been looking to get started into Real Estate investing by house hacking. I am currently in Roswell area and have been looking in different areas nearby for potential opportunity. Just wanted to check in case anybody here would have any insights on whether or not Cobb county would be a good place to House Hack by the room?

@Andres Munoz, according to my understanding, Cobb County has an occupancy limit of 3 non-related individuals in total. If I'm being honest though, this ordinance is not enforced at all unless you're trying to piss off your neighbors, examples include, leaving trash out, cars parked sporadically, noise complaints, parties, etc. Cobb County is an excellent district to house hack via rent by the room. All and all, I would just advise staying away from HOA communities. @Andres Munoz I'm house hacking in a Kennesaw Town Home governed by an HOA. At one point we had four of us all unrelated and nothing notable came out of it - a few comments from neighbors here and there but nothing actionable. Honestly, we didn't know at the time it was against kennesaw / hoa rules but you live and learn!! We are down to three now which is within HOA guidelines as well as local ordinances.

I would talk with a professional to come up with a lease that has a rock solid 'house rules' section of your lease. Outlining things such as parking and guest policy is important to keeping a low profile especially in an HOA.

@Andres Munoz, I'm house hacking in Marietta with two other non-related roommates, it's a risk I'm willing to take I suppose. I have yet to run into any issues. No county official is going to be snooping on private property unless they have a reason to do so, as mentioned above. Cobb county rules are more lenient than Dekalb and Gwinette. Be mindful of properties in city limits. Cities of Marietta and Kennesaw have their own rules.

@Michael Dumler, seems like now Cobb county has limited that way too much. Taken from Cobbcounty.org:

"A dwelling unit consists of one or more rooms which are arranged, designed or used as living quarters for one family including up to one unrelated adult, or two or fewer unrelated adults and their children and/or grandchildren."

Which basically would make Cobb county not that great for renting by the room, unfortunately. Also, I sent you a direct message!
