House hacking questions. Need advice/guidance

Good afternoon. I currently live in Rye, NY and am looking into about possibly buying a  multi family home that i can live in and rent the other portion out (in westchester county doesnt have to be rye but has to have a good school district i have two young kids). My current situation is. Im a veteran with 100% p&t and also make roughly 100-110k/ year give or take from my job so 150-160k total. I’ve never bought a home before. My wife (non veteran) makes roughly 120k/ year but has purchased a home before. Due to high rent and everything being so expensive it’s hard for us to save money. We do save but at the rate we’re going we’re going to afford a downpayment in 5-10 years. We want to get into a house because at least the mortgage is being paid down instead of evaporating into the rent. Whats the best way to go about getting into a house for the least amount as possible. Also who do you guys recommend for a VA loan and for pre approvals. I tried searching and everyone i’ve seen have good reviews and horror stories reviews.
