House hacking questions. Need advice/guidance

Good afternoon. I currently live in Rye, NY and am looking into about possibly buying a  multi family home that i can live in and rent the other portion out (in westchester county doesnt have to be rye but has to have a good school district i have two young kids). My current situation is. Im a veteran with 100% p&t and also make roughly 100-110k/ year give or take from my job so 150-160k total. I’ve never bought a home before. My wife (non veteran) makes roughly 120k/ year but has purchased a home before. Due to high rent and everything being so expensive it’s hard for us to save money. We do save but at the rate we’re going we’re going to afford a downpayment in 5-10 years. We want to get into a house because at least the mortgage is being paid down instead of evaporating into the rent. Whats the best way to go about getting into a house for the least amount as possible. Also who do you guys recommend for a VA loan and for pre approvals. I tried searching and everyone i’ve seen have good reviews and horror stories reviews.

    Welcome to the BP forums, great place to connect with investors including other Veterans who got started using a VA loan.

    @Anthony Espinal is a great guy who successfully used the VA loan in Westchester.

    Great to hear you're open to different areas. 

    As you may know, Rye is super competitive. In the last 6 months, only 2 multifamily properties have sold (none currently listed) in Rye, averaging $1.53M. 
    This is well above Westchester County's average asking price of $950,000 for active listings.

    The areas with the most inventory are Mount Vernon, Yonkers, and New Rochelle. 

    There is moderate inventory in Ossinning, Peekskill, and Port Chester. All other areas either have low or no inventory currently.

    Speaking with a lender is a great idea at this stage. Shooting you over a contact.

    Hi Rai,

    I’m a real estate broker and I work with a lot of first-time house hackers, and Abel made some great points.

    I agree that speaking with a lender is really your best next step. That’s what will give you a clear picture of what you can actually afford, instead of guessing based on rough numbers.

    Make sure you're talking to an investor-friendly lender who understands both VA loans and house hacking. Not every lender does. There are important differences, especially with how income is calculated. For example, with a multi-family property, you can typically use a portion of the projected rental income from the other unit(s) to help you qualify. A knowledgeable lender will know how to structure that properly and maximize your buying power.

    That one conversation alone will give you a lot more clarity and confidence on how to move forward. And most importantly: thank you for your service!

    I think with you VA qualification, you are in a great position-0% down on a 2-4 unit (if you live in one) is one of the best ways to break into a high priced market like Westchester. I would recommend getting pre approved with a lender familiar with VA and finding a home where the proforma rental income qualifies you and offset the mortgage. Also the most important part-walk through the numbers carefully as property taxes in that area can be a deal breaker.

    Hey Rai,

    So of course there is the VA loan with 0% down, FHA with 3.5% down, and 5% conventional and then going up from there.

    Each pose pros and cons and a lender will need to explain the nuances in detail.

    Some of these nuances can be the self sufficiency test (does the property pay the bills on its own) or in some cases with the VA loan you might be required to have a property manager for the other units. It really just depends.

    If I were in your shoes:

    1. Talk to at least two different loan officers.

    2. Then talk to an investor friendly Realtor.

    3. Look online in surrounding areas to really make sure you have set expectations.
