    The answer depends on the neighborhood, the condition of the home, whether the room has a private bathroom, and what’s included in the rent. In many parts of Sarasota, a furnished one-bedroom in a house hack can rent for roughly $1,000 to $1,500 per month, with premium locations or amenities commanding more.

    I’d recommend looking at comparable room rentals within a few miles of your property rather than relying on citywide averages.     To put numbers on Gregory's answer: over the last three months, Sarasota had 122 one-bedroom listings on 12-month leases. They asked a median of about $1,520 a month, and the middle half were $1,390–$1,800. Most were condos and townhomes.

    One Sarasota trap: another 69 one-bedroom listings in the same period were furnished or seasonal, asking a median of $5,200 a month. That's winter-season pricing. If you're filling the room with a year-round tenant, compare only against the 12-month listings.

    Those numbers are for whole one-bedroom units. If your tenant would share your kitchen, expect less, so check the room listings near your place too.
