I would say most likely especially if they are hospitals or doing lots of construction in the area

    Quote from @Miranda Neyens:

Looking into Greensboro and Randolph for MTR/LTR. Is there a market for MTR or are LTR the route to success?

Greensboro’s rental market currently faces elevated vacancy rates around 8.4% in multifamily units, with modest rent growth and an increasingly balanced or cooling housing market. This makes LTR a safer bet for steady occupancy and income.

Randolph County shows more price stability and limited inventory, which supports LTR demand.

Medium-term rentals (MTR) can fill niches like temporary work assignments or transitions, but given the overall market softness and inventory growth in Greensboro, success with MTR requires careful targeting and competitive pricing.

Investors aiming for stable, consistent returns with lower risk should lean toward LTR, while MTR offers flexibility but may come with more management complexity and vacancy risk in these markets.

You can start here, here, or here, for some basics.

Are you thinking about construction of such options, or more like acquisitions?

Hi Miranda! I know a great MTR operator in the Charlotte area. DM me and I'll be happy to connect you. She's an active member of our MTR Skool community if you want to come hang out with us there.

Location always makes a huge difference. One great activity is what I call the "quick and dirty" way to look.

    1) In Airbnb, look up your address in "travel" mode. and see how much competition there is.
    2) Look up monthly stays for this coming weekend and for the whole month and see how many vacant units there are.
    3) Then use the filters to see if there is a saturation in 2-3-4-5 bedrooms and what amenities might make a difference in your competitive strategy (Ie. in unit laundry, pet friendly, # bathrooms, etc)

    Hi @Miranda Neyens,

While I can’t speak to those markets specifically, in Columbia, SC mid-term rentals can be a practical strategy. There’s consistent occupancy from students, professionals, temporary relocations, and hospital staff, and they often allow for better cash flow than regular long-term rentals.

Take a look at Winston-Salem. Very close to Greensboro, and has a very established MTR market due to demand made by hospital and a corporate travel (Hanes, RJ Reynolds).
