I'm new to the STR strategy with my property to medical tenants. What is the best way to do it? Or does anyone have advice for doing this strategy?
My property is a 3/2 single family 1,200 square feet house. There are building a new big hospital 5.7 miles away from my property so that is why I want to look into the STR strategy with medical tenants.
Hi Juan! I have a couple tips for you. 1) Nurses & med pros make great tenants and love black out curtains, portable fans, quiet and affordable spaces close to the hospital. 2) I wouldn't exclusively target nurses, especially with a 3 bed, 2 bath home. I would market your space as an entire unit for anyone traveling monthly such as relocating families, business professionals in a variety of industries, those visiting family for an extended time period, etc. I would add two listing styles to Furnished Finder and Airbnb. 1 advertising the listing as an entire space. The other advertising room rentals for healthcare professionals. You can see which strategy wins out the first year. DM me if you want more tips on room rentals.
@Juan David Maldonado if it is a new hospital and not a relocating hospital a 3/2 initially it is likely going to appeal to relocating tenants as I expect they would attract staff to the area. I would contact the HR department to see if they have any relocation company they work with or keep a list for new staff looking for housing. There are a lot of other things you do for temporary health care travelers but in your situation that is the one additional thing I could see as being useful with a brand new health care location.
Targeting medical professionals can provide stable mid-term stays. List your property on Furnished Finder, and Airbnb (30+ day stays). Make sure it’s fully furnished, includes utilities and Wi-Fi, and has easy self check-in. Also highlight proximity to the new hospital in your listing title and description.
There is an enduring myth that "travel nurses" are an ideal target for medium term stays. It makes sense: They move around a lot, on contracts that last for a few months at a time, and have stable high paying jobs.
However, in my experience (and I manage a lot of MTRs in Florida), a very small percentage of our MTR guests end up being traveling medical professionals. For one thing (and this is not a knock on them), travel nurses tend to be frugal. They have a set housing allowance and don't like to spend it.
So, in my opinion, targeting them from a marketing standpoint is fine.
But what you are really targeting is people who move around a lot and have stable high paying jobs. And you may be surprised how many of these exist outside of the medical professions.
On another note: Furnished Finder is a difficult platform for both travellers and hosts to master (It's just quirky and clunky: The leads are grouped in a wierd way, and there's no functional calendar for availability, among other things), and we see a very low response rate as a result. We find that 80-90% of our MTR guests come through Airbnb. Furnished Finder is more of a necessary evil - You should have a listing there, but don't waste too much time on it.
