STR /MTR in Columbus, OH – Screening & Contract Advice?
Hi everyone,
We launched our first STR in Columbus, Ohio back in December 2025 on Airbnb and VRBO. It's been going well, but we've recently seen a surge in inquiries for month-to-month stays (30-90 days).
Because of this, we've decided to "dip our toes" into the mid-term rental (MTR) space and listed on Furnished Finder. However, coming from the LTR and STR world, we've always relied on the platform's "Instant Book" or built-in protections. Moving to MTR feels like a different beast since these guests become "tenants" under Ohio law after 30 days.
I have a few questions for the Columbus MTR experts here:
Contracts: Do you use a standard Ohio Residential Lease for 1-3 month stays? Any recommended resources for a MTR contract? Do you ask for renter's insurance?
Tenant Screening: What is your go-to for Columbus? I've heard of KeyCheck (via Furnished Finder), RentSpree, and TransUnion SmartMove. Do you require the standard 3x income and 650+ credit score, or are you more flexible if they have a corporate housing letter?
Local Resources: Are there any local Columbus REIA groups who specialize in mid-term rentals we can go to in order to educate ourselves about it.
We want to make sure we’re protected before we sign our first possible 3 month-long guest.
Any advice or "lessons learned" from your first MTR transition would be greatly appreciated!

I’d use a standard Ohio residential lease with an MTR addendum (furnished inventory, utilities, rules) and require renter’s insurance before move-in. For screening, run your own credit/background (SmartMove or RentSpree), verify employment or a corporate letter, and collect first month plus deposit up front since 30+ days is basically a tenant in Ohio.
