Projected non-lease renewal pending tenant corrective actions
Last week I conducted an annual property inspection of my single family residence rental in St. Louis, Missouri. The tenants have rented from me for the past 6 years and pay rent every month before the 5 day grace period elapses. The inspection revealed extreme clutter, borderline hoarding, especially in the basement. I advised the tenants in writing and verbally that the basement MUST be cleaned out and organized for their safety and property liability. The tenant signed the inspection document with this notification.
I'm seeking legal advice surrounding my rights to notify the tenants of potential non-renewal as of December 2027, pending a one year notice to resolve the issue by the next inspection in July 2027. My rationale for the extended period of rectification is my availability to return to the property as a remote owner, as well as time to build a team for repairs and updates. Also, I want to be mindful of the tenants health issues.
I'd appreciate direction on finding Missouri's landlord statues and landlord/tenant rights.
