I have a seller who agreed to my extremely low offer, Now what do I do!? Where do I get a contract?? Where do I find a buyer?? Please help!

How are you making offers on houses if you don't even know where you get a contract and without a buyer's list? What are you holding this deal with? Do you have any of your own money? Do you know any investors in your area at all?

    How are you making offers on houses if you don't even know where you get a contract and without a buyer's list? What are you holding this deal with? Do you have any of your own money? Do you know any investors in your area at all?

    As easy as dialing in a number my brother. This is an out of state listing for me and i haven’t sourced any buyers in the area. Should I look for development companies? I have my own liquid for earnest money.

    Yeah, if you have earnest, you want to partner with someone local who is vetted. Where is it? I may be able to connect you to someone who can help you as boots if possible.

    So i was actually able to find a contract and got it filled with seller. Found a buyer but the thing is the property is in Youngstown, OH. Due to the incident with the train spillage my buyers want to wait out and seller not in the area as well. 

    Huge learning opportunity, and yes i may have jumped in 0 experience but that’s honestly how i learn best i feel. What was that they say about being put under pressure? Oh yeah, it makes diamonds! 

    This process has taught me so much and i am abundantly greatful.

     Truth. Too many mentors and gurus in this space. I think there maybe like 11,328 gurus for wholesaling and not one worth working with TBH.

    Sorry I do not share the same enthusiasm. How can one put in an offer with ZERO experience, How does he even know he has a good deal? Does this person know the rehab, arv ect, I would think not then he is just wasting the sellers time.  I personally I think he is just trying to stir up a buyer for what he thinks is a good deal, but very well may not be.
    I tell people what they need to hear, not want. Tough love :)

    When I started my business I didn’t know much about running a business, no experience whatsoever, but I went for it and eventually figured it out. 
    People helped me in certain areas I was lacking of. In Real Estate we have some people very well versed in lead generation, but not so much in closing, and viceversa to mention one thing. This is where others jump in to help out to make it happen. 
    i’m open to JV for that same reason, I provide value others don’t. 
    Very few people dare to take the leap of faith, to me is way better to go after it and ask the questions later as you WON’T know EVERYTHING until you get there. 
    The ones that take that approach they just are paralyzed by analysis. 

    i’m by no means saying that you shouldn’t educate yourself before doing something, but I am a firm believer that there is enough knowledge and people with that knowledge out there willing to support. 
    Especially when presenting a GOOD DEAL.

    This isn't accurate. My first wholesale was similar to Jose's. I got tired of reading and listening to podcasts and just started making calls from Zillows FSBO list. Got an agreement signed without showing proof of funds. Then I had to hunt for a buyer to assign it to. Infact, it took a few deals before I finally found a paranoid seller who asked for proof of funds.

    Gotta experience to gain experience.

    I’m actually very close to getting my second contract!! All the same method too with calling FSBO , no proof of funds. Gosh i can’t tell you how life changing this journey has been, and will be! đŸ˜†

    Definitely going to have to try lists. There might be sellers out there like you, but i think it’s the way I explain myself that might get me over that skepticism.
