I currently have a property under contract that has a strong potential to be a tear down as it is situated right in the middle of 2 new luxury home builds. The entire area is full of new builds. My question is, how do I figure out the zoning information when a potential buyer asks? Is that even my job to find out as a wholesaler? This would be my first deal!

With a lot of cities and counties you can even go down to the building/zoning department office to speak with someone in person if you are having trouble finding the info you want online or over the phone.

Go to the county property appraiser's website and search the subject address and it should tell you all the details of the property including the type of zoning.

As others have mentioned you can call the city and ask. But most municipalities have their zoning information available online including the zoning map which will show which zoning district your property is in. Hopefully no surprises, lol.
