I am seriously lacking good deals being brought to me. I am typically seeking single and multifamily (commercial) deals with no structural issues and I use ARV * 0.70 - Rehab to calculate the worthiness.
The wholesalers I run across in Connecticut continue to bring garbage to me.
The majority of deals are not good in most markets. My suggestion is to network and meet reputable wholesalers who are putting deals under contract on a regular basis.
If a local wholesaler is not good, the out-of-state wholesalers are not better.
A good wholesaler only deals with a selected number of buyers that can close deals fast, so you have to find those companies and make sure you are in their prefer list
