What’s up everyone — my name is Ke.

I’m based in the DMV and focused on wholesaling and creative real estate strategies, primarily in Baltimore and surrounding markets.

Right now I’m actively:

  • Sourcing off-market deals
  • Building strong cash-buyer relationships
  • Learning from people who are actually closing deals, not just talking about it

My goal this year is simple: lock in consistent deals and build long-term wealth through real estate.

I’m here to network with action-takers, exchange value, and grow. If you’re active in Baltimore/DMV or open to collaborating, feel free to reach out.

Hello Ke, welcome to the group! It’s awesome to see your focus on building long-term wealth through creative real estate right here in our backyard. Baltimore is a unique landscape, and your drive to source off-market deals is exactly the kind of energy that moves the needle in this region.

I really resonate with your goal of networking with people who are actively closing. There is a lot to navigate here, especially with the specific legal frameworks in Maryland regarding creative financing, but the community of action-takers in the DMV is incredibly supportive. I'm a big believer in the 'exchange value' mindset you mentioned, and I'd be happy to be a resource for you as you scale your cash-buyer relationships. Looking forward to seeing you hit those consistent deal goals this year!

DMV market is solid for wholesaling right now. One thing that's made a huge difference for me - tracking your follow-up touches religiously. Most wholesalers lose deals between contact #2 and #7, but that's where the real money is. I use a 7-day strike system: 7 different touches over 7 days after first contact. What's your follow-up game looking like?

Hi, I'd be interested in staying in touch about sourcing off-market deals and working with cash buyers - I've completed transactions with local and out-of-state cash buyers over the past year.

Welcome Ke. Baltimore can be a great market if you stay consistent with it.

One thing I would focus on early is building strong relationships with local buyers and other wholesalers who are already active there. A lot of deals happen through simple connections and JV partnerships, especially when someone has a deal that does not quite fit their buyers.

Also remember the key is conversations with motivated sellers. The more real conversations you have and the better your follow up gets, the more opportunities start to show up.

Glad to have you in the community. Keep taking action and building those relationships.
