Tips on building cash buyers list

Hey everyone, I’m looking for guidance on building a strong cash buyer list.

I currently have a property under contract in South Louisiana that I’m working to assign, and I want to make sure I’m approaching buyer outreach the right way (and building relationships for future deals, not just this one).

I’m still early in the process and trying to learn as much as possible, so I’m open to any suggestions whether that’s strategies, tools, networking approaches, or mistakes to avoid.

For those of you who’ve successfully built buyer lists:

• What methods worked best for you starting out?

• Where did you find your most reliable buyers?

• Any tips for vetting serious cash buyers vs tire-kickers?

Im not sure where in LA youre located, but there is an RE meetup in Baton Rouge that's free to attend. You'll likely meet a few serious buyers in there. The meetup is Red Stick REI. There is an associated facebook group as well.
