In Search of Advice Wholesaling

Hello all,

Looking to start my journey into wholesaling, we've driven for dollars, made a list of roughly 500 properties, skip searched and located all information needed. Looking for a basic template to begin cold calling, also considering doing direct to mail flyers if anyone has any advice or tips, it would be greatly appreciated!
Also, does anyone know if there is a way to send flyers to a custom address list pulled from list source instead of having to pay per route?

    You’re already ahead of most people getting started. A lot of people talk about doing this business but never even build a real list. You drove for dollars, pulled 500 properties, and skip traced them. That means now it’s time to start having conversations.

    Keep the cold call simple and natural. Don’t sound like a telemarketer.

    “Hey is this John?”

    “Hey John, this is [Name]. I know this is random, but I was calling about the property on Maple Street. Didn’t know if you’d ever consider selling it?”

    Then let them talk.

    If they say no:

    “No problem at all. If anything changes down the road, would it be alright if I checked back with you later?”

    If they say maybe:

    “Just curious, what would need to happen for you to consider selling?”

    If they’re open:

    “Gotcha. Tell me a little about the property.”

    Early on, your goal isn’t to be perfect. Your goal is reps. The more conversations you have, the faster you learn people, motivation, timing, and how to handle situations naturally.

    On mailers, yes there are companies that let you upload your own list instead of paying by route. I’d look for ones that let you upload a CSV and mail only your targeted addresses.

    If it were me, I’d call first and mail second. Calling gets faster feedback. You learn more in one day of conversations than a month of guessing.

    Stay consistent with it. Conversations create deals.
