19 in NoVA: How Should I Structure My First Seller Calls?
I’m 19 in Northern Virginia (Loudoun County) and focused on learning wholesaling as a way to build skills, relationships, and eventually an opportunity fund for future rentals and a house hack.
My Real Estate Prep Engine is set up (four buckets for emergency, down payment/closing costs, opportunity, and lifestyle), and I’m doing regular deal analysis on paper. The next gap is actually talking to sellers without wasting their time or crossing any Virginia legal/licensing lines.
From BiggerPockets and YouTube I keep hearing about the four pillars of an off-market lead (condition, motivation, price, timing), but I’d love some practical structure for real NoVA conversations.
Right now my rough idea for a first seller call is:
- Quick intro and how I found them (no pressure, just information gathering)
- Confirm if they’re open to selling in the next 6–12 months
- Ask basic condition/history questions and listen for motivation
- Get a realistic price range and soft timeline
- Set expectations about next steps (research, follow-up, no obligation)
My goals are to (1) learn how to qualify leads, (2) practice valuing properties and max allowable offers, and (3) eventually create assignments that add cash flow to my opportunity fund without putting my emergency or down payment buckets at risk.
For experienced Virginia wholesalers or investor-agents: how would you structure and word your first 5–10 minutes on the phone with an off-market seller in a market like Northern Virginia?
