Hi everyone! My name's Jazmin, I'm new to wholesaling and getting started in California. Before I really look at any deals, I'm building a buyer list and trying to learn what active buyers here actually want. If you buy in California at all, would you be open to sharing your buy box? Anything you're comfortable sharing helps! Are there specific areas or zip codes, price ranges, property types, etc.? Is there a specific amount of repair work you're willing to take on?
Again, to be completely upfront, I'm new to all of this and I don't have properties to send yet, and I'm not a licensed agent. I'll only reach out when I find something that fits the criteria. I'm also happy to hear advice! Thank you for your time, everyone!
@Jazmin Rawls Welcome to wholesaling. I think you’re taking a sensible first step by trying to understand what buyers actually want before sourcing deals.
One thing I'd suggest is going beyond just collecting those zip codes and price ranges. Try to understand how each buyer evaluates a deal, whether they're looking for flips, buy and holds, or BRRRR opportunities, their preferred level of rehab, and what their numbers need to look like to make a purchase worthwhile.
Also, make sure you distinguish between people who say they re interested in buying and buyers who have actually closed deals recently. That can save you a lot of time when you start bringing opportunities to the table.
Since you’re starting in California, I’d also spend some time learning the local wholesaling rules and disclosure requirements before marketing or assigning contracts. They can vary depending on the transaction and applicable law.
Keep building those relationships. A reliable network of a few serious buyers is often more valuable than a long list of unverified contacts.
