What real estate contract would I use in the state of Texas?

I am located in San Antonio and just want to know which real estate contract would I use to wholesale a deal here?

@Danny Benavides Even most of the wholesalers I work with use the TREC form 20-12.  It may be worth your while to take the Law of Contracts course at SABOR, Champions, or online. Understanding the contract is key to limiting your liability (whether you're and agent or not).

I think most wholesalers use their own 1 pager.  The TREC 1-4 - Texas Real Estate Commission 1 to four family- is the standard  form Realtors use.  You can use the TREC form if your not a Realtor but I'd take some time to make myself familiar with the contract before plopping it down in front of someone... its 9 pages long.

Reading the contract (even the boring parts) is important. If you've never filled one out before, by all means, do a practice run or two or have a realtor friend walk you through it.

I hear about some people using an addendum that contains what some refer to as 'weasel clauses" allowing you to get out of the contract.  There isn't a need for that if you just use the termination option. You can pay the seller an agreed upon amount to be able to terminate the contract for any reason within a specified period.
