Wholesale Acreage to Builders

We just began our yellow letter campaign and we got a call back from a man with 42 acres. He wants to sell the whole 42 acres at once. We are thinking there is a way to wholesale it to a builder or something similar, such as getting a 'finder's fee' out of the deal. We have ABSOLUTELY NO IDEA where to start though. There is currently a very large house on the very front of the property but the rest is undeveloped. Anyone have any suggestions on where SPECIFICALLY to start? Vague answers don't help, as we really have relatively no experience yet.
