BEST Motivated sellers LIST Source

Hi All,  that are into analytics/filtering and data search.  I am contemplating on which Source Database to study and use to find motivated sellers or motivated buyers.

Please advise from your experience between-

The best source to find motivated sellers is directly from the source rather than from list companies. I use the county's websites to find code enforcement liens (potential vacant houses or financially distressed owners), probate, tax lien auctions, preforeclosure (to find zombie houses), power of attorney (pre-probate) just to name a few. I use the MLS to find cash buyers in the area where I am potentially buying a house.

    Thank You Thomas.  Great insight.  Do have any checklist or steps that could guide me through as I am new to wholesaling business.  I have a few 2-3 rentals and do property management and just got Licensed as a Real Estate agent.   But like to hit the ground for the wholesaling business and have the process but need the nuts n bolts for driving the leads to the pipeline and then do marketing campaign to fish prospective motivated sellers.

    Thanks Jim, for the reassurace do county site provides the info for a fee or free.  I was assuming a source list from sites like zbuyer would have been an easy reliable process as per input from investor in BP

    Aaron typically you just need to do a google search for it and many times you can find it that way.

    Depends on what you want. Personally I like to mail directly to homeowners so I do ListSource. 

    zBuyer is much different, their lists are online web form submission from craigslist and other place. Personally in my market the leads were crap. I exported every lead, called everyone of them and set appointments on a few. Most of the people didn't have real motivation. But I know this works well for some people and for getting listings.  

    I'd keep it simple and select a list from ListSource with high equity and start your direct mail campaign. The biggest thing is answer your phone when they start calling. Seems obvious, but so many people don't....
