There isn't a "golden rule" to finding hundreds of distressed sellers annually, but there are a handful of ways that will net you a few deals every year.

My question is, if you had to rank your top 5 MOST EFFICIENT methods, what would your list look like? Here's a list of some methods I've found through BP/networking/Ryan Webber/various readings, but please feel free to add more and rank your top 5 based on your local market.

NOTE: (I've put RW next to any marketing techniques I've found through Ryan Webber's posts on BP)

-bandit signs
-flyers
-yellow letter campaigns
-HUDs and REOs
-tons of bids on the MLS every week (RW)
-foreclosure auctions
-walk the streets
-offer referral fees to utility workers, pizza guys, and other locals in the community
-county clerks office for tax rolls/lis pendens/liens (RW)
-obituaries (RW)
-connect with divorce lawyers/bankruptcy lawyers
-postcards
-connect with burnt out landlords and out of state landlords
-bail bondsmen
-estate sales
-probate/trustees
-advertise in newspaper/local newsletters/billboards/bus stops

I have spent the last month building my buyers list as big as I can. I currently have 35 cash investors after my first month. I'm going to Israel this coming week and I look to implement 3-4 techniques in my farm area immediately upon my return...

Ok since you want the best ways to find sellers.. Assuming budget isnt an issue

    1) Full Page Color Newspaper ads in Sunday's newpaper front page of the Classified section...

    2) 30 minute Infomercials ran on single digit channels at 6:30pm Drive time.

    3) 60 second TV commercials at 730am news drive time most popular network station

    4) Per 250k people 12 Rotating billboards, rotated ever 45 days in the neighborhoods you buy in.

    5) Direct mail 16 letters per prospect to your prospect base...

How about the most expensive methods of advertising... Which isnt saying it doesnt produce only thats its expensive

    1) MLS

    2) Assigning

    3) Door Knocking except for 6 specific doors

    4) Sweat marketing... ie anything you have to do personally to promote yourself.

    5) Doing NOTHING

BTW I have spent 600 grand in a single year advertising and track everything...

    Happy hunting

    1-advertise in newspaper/craigslist
    2-yellow postcards
    3-estate sales
    4-bandit signs
5-Search local section 8 database for buyers

[b]-I did this and only got calls from 2 people who had already been approved for short sale and out of my range.

-offer referral fees: This doesn't last to long because they get you a few homes and when you can really do anything with them, they stop sending you leads

    x rolls/lis pendens/liens (RW)
    obituaries: Got to try this

connect with divorce lawyers/bankruptcy lawyers: Definitely going this route

connect with burnt out landlords and out of state landlords: trying this now. Almost had one this week but he wanted proof of funds and bank statements
    -bail bondsmen

Im fairly new but in doing this for the past couple months I've learned where to put more focus into. I started with the yellow letters and that wasn't too good. After closing my first official deal, I will be trying the post card campaigns and after that, what ever brings in the dough, I will be doing
