Stumbled on a seemingly motivated seller but he instead offers to sell his land. First off, I'm new to wholesaling in general and this happen. Just started some light research but does anybody have any experience with this. Dig in a little and he's just an older guy whose son has since moved out therefore he alone.
Made an appointment for this weekend to meet with him
Guy has 14 acres, asking price is $500k but looking at loopnet doesnt seem to farfetched.
Any ideas?
Just try to offer around 10-25% of the retail value of the land. Remember, land usually sells much slower than houses, unless it's in a really hot location, so you'll have to lower your asking price quite a bit from retail in order to sell it quick.
