@Trenton Keys Go to foreclosure auctions in your county. Everyone there is buying properties cash, you should be talking to every single person there because they are all buyers.

If you're just starting out I'd recommend attending your local REI meet ups and networking with local investors. You'll meet local key players and get a chance to build strong relationships. Your cash buyers list is only as strong as your relationship with the Buyers. Network, introduce your self in a genuine way let them know you're interested in earning their business, ask them what their investment criteria is and, follow up periodically to build relationships.

@Trenton Keys, firstly, if you have a good deal it's pretty easy to get a cash buyer. As @Evgeni mentioned, attend local REI meetups and talk to local investors. Keep good connections with them and build a strong network.
