What instructions to give to Buyer + Seller + Closing Agent?

In order to have a smooth closing, what closing instructions should I give my Buyer + Seller + Closing Agent? When do you decide and set the closing date? Thanks!

Have you established a relationship with a title company yet? This is the first step, and then come at this collaboratively.

You should already have your contracts. Seek out a local title company (or two) through references with other wholesalers and RE investors. Bring them your contracts, and once you're both ok with those, start the conversation on how to do closings. They've done this. It's their business.

The transaction I'm looking to do is a Purchase Agreement with the seller than assigning the contract to an end buyer. I'd imagine closing instructions vary slightly with every transaction. I'm looking for a general guideline to close a transaction like this. Thanks for the reply!

The closing date is usually specified in the contract.
