vacant houses approach on talking to seller.
how do I go about talking to someone's house who is vacant and lives on the same street as me?
Also just getting into investing and don't know how to approach this potential lead. they have it listed with a realtor at the moment, but I don't know how long that will last.?

I would absolutely just talk to the owner.
Just tell them you buy houses but you don't touch listed houses. Tell them that you are very interested in buying the house if they do not get anywhere with that agent..
Then it is up to the owner to cancel the contract with agent, talk to the agent to see his options or just wait till the contract expires. Often the seller and agent are friends, and the agent doesn't mind cancelling the contract. You never know.
