The first thing you do is invest in yourself. Get an education first. A forum like this does not replace a course. If you have already taken a course, then, my average out of pocket is $18,000 per house. I use hard money to conventional. My cash flow on each house after all expenses is about $350 to $400. My equity capture is 15% or more. You could also do a flip to raise even more capital. The key is to get one done. This will build confidence and change you as an investor. Hope this helps.
This question keeps popping up in here, and there's no good answer - at least not from other people. There's one, and only one person who can answer that for you, and that's you.
Since you posted this in the wholesaling area, I'm assuming you intend to wholesale, and that you want to know where to put your money to get started. Still, that's for you to decide.
One thought would be to setup a direct mail plan. That's fine if you're willing to stick to that for a long, long time. Another thought is that you could hire cold callers. Or you could setup a good, converting website and go to PPC and SEO. All of these have different characteristics. You have to decide what would work for you. That's where the education comes in. Look at all of the different ways you can get started doing what you want to do, and see which ones will work for YOU.
