Hi BP community!

I am looking to connect with investors in the Middle Tennessee area and hear about your successes in REI, especially interested in the strategies everyone is taking. I do multiple properties a month and the market is hot!

Drop your best tips for investing/best and worst strategies/etc!

Hey Bonnie - I got into rei through sober living. I’m now focusing more in real estate investing in general, property management, and working as an agent.
As you know, getting the %1 deal can be difficult to find in Nashville and surrounding areas. When I have found the deals, the property itself is always in a struggling area.
My investors are willing to pay more because they have confidence in Middle TN appreciation. That seems to be the biggest drive for investors in this area.

@David Goodman I definitely agree with you about the confidence in Middle TN. My investors are willing to pay more because of the historical appreciation throughout seemingly all of Middle TN. We have seen more out-of-state investors as well because of the same thought.
In the Nashville limits opportunity zones have really paid off for investors. It is a huge tax advantage that I'm not sure all investors are aware of. When they are aware of it though, it can really pay off!

@Bonnie Rhodes I live in Southern Kentucky but I’m looking to get into the Middle Tennessee area. I’m also just now learning about wholesaling.

@Bonnie Rhodes yes it is. I've been looking into BRRRR but don't have the capital I need yet. Was thinking this would be a way to help me build capital and learn more about the business.
