You need a purchase and sale agreement to use as the contract with the seller.  Then you should use an assignment agreement to assign the PSA to a buyer.  I highly recommend you do not look for free docs online but contact a real estate attorney in your state to draft you the docs needed.  Most already have templates ready to go.  Remember, you are not trading candy bars, you're transacting in real estate with A LOT of liability.  Best wishes!
