Hey BP!

I am a Nashville native currently involved in a number of development projects locally. I am trying to be more active on the forums, so I’m going to document a development project from start to finish. I plan on updating this thread weekly and I hope this gives the other members a look into Nashville as well as a feel for what goes into a small development project. I’m currently 2 weeks into the project, so I will get the thread caught up and answer any questions along the way. Let’s get started!

We will be building two homes on a lot where one home existed previously. This is known in Nashville as an HPR (Horizontal Property Regime).

Lot Details

  • Size - 50x150 lot
  • Zoning - R6 - this allows one or two dwellings with at least a 6000 SF parcel. The houses can be side by side or if your lot is deep enough the homes can be staggered front to back.
  • Setbacks - 20’ rear, 5’ side, 37.5’ front. The homes also must be 6’ apart at a minimum. This means that we can go 17’ wide if they are detached side by side, or stagger and lose the road frontage for one home while gaining a more favorable design in my opinion.

Design Details

  • Size - ~1740 SF
  • 3 beds, 2.5 baths
  • 2 car garageport
  • Design will have some contemporary and farmhouse aspects
  • Concrete slab foundation with polished/stained concrete floors on 1st level
  • Hardwoods on 2nd floor
  • Tile in wet areas

Financials – Will post a picture of my model, but here is a quick overview. If anyone wants to see the budget to breakdown the build cost I will post it as well. Let me know

  • Purchase price - $160,000
  • Construction cost per home - $175,000 (about $100/SF is the goal)
  • Total cost (land + construction) - $510,000
  • Sell price per home - $344,000
  • Profit after soft costs, contractor fee, demo, site work, commissions, etc – 50k per house for a total of 100k profit
  • Financing with a 10% down 18 month IO construction loan

    Site Design

    This lot happens to be a corner lot, but the side faces an alley. It also has a rear alley. Nashville has a sidewalk ordinance in place for certain neighborhoods requiring that sidewalks be paved the length of the road frontage. This can really hurt corner lots as they can have 200+ linear feet of frontage. Since the subject property sits by an alley, we only have to pave the sidewalk on the street frontage. You’ll see on the site plan below we have the front unit facing the street and the rear unit facing the side alley (and a grassy field currently). While the homes share a lot, they will each have their own parking space.

    Home Design

    The finalized plans came out to 1740 SF. The house has a more traditional shape with the single gable roof, but we have added some tin accent roofs to set it off. Since the houses will sit so close together we’ve positioned the windows so the occupants won’t be able to see in the other house. We did this by using transom windows in certain spots so plenty of light can shine through. The first floor will have polished/stained concrete floors which will hopefully allow us more money to put into the garages, nicer fixtures,etc.

    Week of 4/9/18

    We’ve started the permitting process with the local codes dept. They never fail to have tweaks they want made based on new rules no one has ever heard of. We were able to pull the demo permit easily, but have some minor adjustments to make to our site plan for building permits. We demolished the house this week. Before and after pics below. This cost $5000 including cleanup.

    Week of 4/16/18

    We were able to get our building permits finally. One of the guys down at the codes dept was on vacation during the prior week, so we couldn’t finalize until he returned. We were able to get the excavation work underway and form the foundations. Before we can pour concrete we’ve got to get the plumbing and electric stub ups complete.

    Foundations are formed. Note I am standing on the porch of the home on the left side of the shot above (another one of our projects).  Sorry for the weird angle. We're looking at the rear of unit A in this pic. I’ll be more consistent going forward.

    Week of 4/23/18

    Since we are using concrete slab foundations (fairly popular in this area of Nashville) we had to run electric and plumbing lines for the first floor prior to pouring concrete. We finished that this week. This is known as a stub up. Monday of this week (4/30) we should be pouring the concrete. Framing lumber has been ordered and framers are on call to come in once we finish the foundation.

    Update - 4/30/2018

    We were able to get our foundation inspection finished early this morning and ended up having time to pour some concrete!

    Update - 5/5/2018

    Foundation is complete and lumber was dropped today. Framing starts first thing Monday! Ready to see these bad boys come to life!

    Update - 5/13/2018

    Framing is underway. Just about finished with the front house and working on the rear. Anticipating 2 more days to finish. On Monday when our guys went to frame they realized 8' studs had been dropped off for the 1st floor instead of 10'. Lumber company couldn't pick up and replace until Tuesday night, so we weren't able to actually start framing until Wednesday. We set aside 2 weeks in our timeline for framing for issues just like this. I love how they are coming together so far. Really like the windows!

    Update - 5/28/2018

    Framing is wrapping up today! A set of LVLs to span the length of the dining room had to be reordered and took 5 days. Set us back a week unfortunately but we will make it up. We got what we needed and have roofing, plumbing, electric, and HVAC scheduled!

    Update - 6/7/2018

    Roofing and HVAC are complete and plumbing is wrapping up. Electric rough in starting this week and then insulation goes in. Framing inspection comes after that and then we'll be sealing up the walls and tossing the siding on these bad boys!
