I'm getting started in wholesaling and have some idea of what to do to get started but I'd like some input from someone who does 2+ deals a month.
I've been told that Automate REI will be used to generate a list of potential sellers. After I've acquired that list, I will use a 3rd party Skip tracer to get 2-3 phone numbers per seller. Next, I will send a blast text to all those phone numbers, not exactly sure which SMS software is the best, most cost effective but I believe I heard Batch can do the job (input here would be lovely!) Once I get someone interested in speaking, I will set up a time to speak with them to discovery pain, property, etc. Then make a fair offer. Once I get a property under contract I'll send someone to take pics using craigslist for about 30-40 dollars, I will again use automate REI to locate the cash buyers in that area and then again, send out a SMS to all the potential buyers with pictures of the property, details, ARV, etc. The gray area for me is once I have the contract, the buyer who I'll assign contract to, what title company do I use? Is there such thing as closing virtually? Do I send a mobile notary?
I'd love some input on the strategy I've written, how you can tweak it to make it better and any overall suggestions would be much appreciated. Thank you!

6. Find a Cash Buyer Once you’ve found the right property and have a wholesale real estate contract with the seller in place, you need to market your contract to potential cash buyers.
Use your networking skills, both online and off, to connect with potential investors. You might also contact local realtors and ask about cash purchases made over the recent past.
7. Reassign the Contract to the Buyer Now's the time to close the deal with the investor who fits your wholesale real estate transaction best. Both of you have to agree to terms and conditions. Of course, as the real estate wholesaler, you want to be paid for the work you did to find the distressed property and to put the deal together.

Not sure if it's different where you are at, but this is how it goes for my deals in Texas. It goes in this order:
-once you have a signed contract, you open escrow/title. You use an escrow that is okay with assignment scenarios (aka wholesaling)
-you find a buyer and then negotiate and have signed an Assignment Agreement which you would then send to escrow
-from there, as you move towards a closing, escrow would be putting closing paperwork and would schedule mobile notary to meet with the seller. The mobile notary will then send the paperwork to escrow.

Don't think that InvestorCarrot is the only way to go here when it comes to websites. Most do websites completely wrong, so be careful to whom you listen.
That said, use logic, and common sense, and realize it is more efficient to do things right than to do things fast!
That said, the ABSOLUTE fastest way to get a deal (other than sheer dumb luck) is to get a website, make it credible, and drive traffic to it using Facebook Ads. If you value my expertise in this space you will take this from me blindly. That IS the fastest way, period!

All this technology will confuse you if you have never done a deal. Systems and processes are great, but if you're not a closer and good with sellers this will fail.
@Eliott Elias I'm a great closer and fantastic with sellers :) - I come from the real estate, Mortgage industry. I've been doing it for the previous 8 years. This recent year, I began Tech sales but would love to start Flipping/wholesaling. I see a lot of people getting scared of Real estate and moving to other industries because "times are tough" - That is exactly me entry point, when the market is less saturated by fear.

I have never paid for any ads for my real estate investing business. never drove for dollars, never made a single call.
100% of my leads are organic. I get more leads I could possibly handle so it wouldn't make any sense to me to do any other form of marketing.
But yes, the fastest way to get deals is to get your website up and running and drive motivated seller traffic ot the website.
I use the HOST of investor carrot. That is all I am using from them. The entire website is of my design. In fact, we are building out our own website host that will compete with all the other providers out there, investorcarrot included. We have significantly outgrown investorcarrot host and I don't quite agree with their SEO strategies..
and lastly, there is a bozo out there that copied my website, my SEO, my EVERYTHING, and investor carrot is promoting them DESPITE them knowing he is a fraud just because that fraud is sucking up to them.
It is UTTERLY disgusting.
So I am done with them the second my host is up and running!

At the end of the day, you need to find what niche works for you. Whether FB ads, SEO, or plain skip tracing with text blasts to “most likely to sell” or distressed homes in foreclosure.
Wholesaling is great, flipping is great, but it all starts with lead gen, whatever choice you pick.
I started with door knocking pre-foreclosures. Some will say don’t dk, but I loved it and it worked great. Some areas you can’t dk foreclosures, but again it’s a niche lead to go after. Distressed homeowner often equals distressed homes.

You are 100% on the right path! But lets break this down a bit.
There are three stages. Marketing, Sales, Exit.
Everything starts in your marketing. The method you have opted for is called Mass SMS. You're pulling a list, skip tracing it, and delivering a message to them.
My personal opinion is that mass SMS is a far worse method than cold calling. Why? Well, to begin with you're not building skills in talking to sellers, which you have to do in the sales process anyways. Second, you are missing out on a large opportunity field to build rapport with a seller. Third, it opens you up to easier litigation from the receiving end. Fourth, most people opt for mass SMS over cold calling because theyre scared of talking to sellers. Facing your fears will grow you a lot faster!
But, either way the goal of your marketing is simple. Find people who want to sell. Once you've found somebody who wants to sell, that person is now a Lead, and enters your sales process. So, in your Mass SMS you are first trying to confirm you've got the right person, and also confirming if they want an offer.
Next up is your sales process. Here, you want some form of CRM (Customer Relationship Manager) to track the data. A simple google sheet will work, as long as you keep it organized. You will separate out a LEAD (somebody who wants to sell) from a PROSPECT (somebody who's data you have) and put them in the CRM.
The most important thing you can do for yourself, is never run your sales process over text. It's a cop out, and builds absolutely no relationship with the seller. Always, always, always get them on the phone.
From there, you cover the 4 pillars. Timeline to sell, condition of the property, motivation to sell, price they want. You don't need them in any order, but motivation is always the most important. (Are they running from pain, or are they running to pleasure).
After that conversation, you run their numbers, call them back, and submit your offer. If they accept, you're get a Purchase Agreement (PA) signed and you're onto your exit strategy!
Finding a buyer is a simple formula. The more buyers that see your deal, the more deals you will get sold. More Buyers = More moneys.
Pulling a list of buyers and doing either an SMS blast or a Cold Call works wonders.
My honest opinion, is to do a JV (Joint Venture) with somebody you trust.
When you're starting, focus solely on building up a fantastic marketing strategy. The easiest way to scale is by 10x'ing your marketing efforts, instead of trying to learn all the business at once.

It is true that lists cannot target motivated sellers. However, a portion of that list ARE motivated sellers.
It's your job to weed them out through your marketing.
I recommend all beginners get their first deal through the cheapest means possible, by putting in time and effort. (Doing the SMS or the Cold Calling yourself.)
Once you get a foundation and understand the business, it absolutely makes sense to begin investing in your business through Paid Ads, SEO, or outsourcing your time intensive work.

I agree with most post here. To be successful you need a culmination of all strategies.
To get started, focus on active marketing using as little money as possible (startup phase). These activities are also scalable.
While actively marketing, build out your passive marketing channels. Website traffic is great and is highly recommend, but a lot of my deals come from referrals.

All you said is mere opinion. I see this all too often. Not because you didn't do it successfully, does it mean it is a bad place to start, right?
You are not the expert on lead generation so please be mindful when you give advice. All you said is wrong and misleading. I also understand that the entire planet has hammered this over and over and over again, so much so that people all over are parroting this, hereby reinforcing it and spreading all these misconceptions like a virus. All wrong!
Let me try to make you understand it by explaining why it is wrong.
Who cares how many "SEO websites " you have? If it was done right, you'd only need ONE website. What does that even mean? Honestly, .. what is an "SEO website"? Do you mean to say you have a website with backlinks, keywords, and blogs? Almost no one does NOT have an SEO website then, right? Ohh if you mean it is SEO optimized the PROPER way? OK.. according to WHOM?! To you? To the guy that sold you their SEO services? See what I am getting at?
SEO takes time ( often yes, not always), but credibility does not.
Creating a credible website and doing paid marketing is BY FAR the fastest and most reliable way to get deals. And think about it.. it is obvious yes? Driving motivated traffic to a credible website is obviously the best way to get reliable deals the fastest possible way.
