Looking for best ways to raise private capital

Hi! I'm currently in my home building journey in DFW and was wondering what are the best ways to raise private capital for my project? I'm currently looking for two investors, $10k each at 20% return over an estimated 8-month project. I have the funds to complete the project but wanted a little wiggle room and was curious what ways people are finding private investors who are able to help fund their projects. Any input would be appreciated. Thank you!

My recommendation would be to try and get some credit cards, potentially with deferred interest. I'm assuming these are second position loans, and second position can be challenging in Texas.

Also, why not just look for one investor for $20,000?

    Is this on top of Ground-Up Construction financing (i.e. second position)?

    I would take a step back and confirm/ensure you are having at least some "skin in the game" or if you are trying to finance it 100% with "Other People's Money" -- its going to be tough sledding getting investors outside of friends&family if you can't show your putting at least a  decent amount of your own funds into the deal

    Private money lenders are best found through networking. You mentioned your project is in the DFW metroplex. Who are the players in that REIA? Do you know them? If not, meet them.

    Join free networking groups through social media like JJ Azizian's networking FB group.

    Private lending is more relational than transactional.
