Hi I'm very new into this real estate investing. I'm currently reading books and just wanting to chat about the ends and outs in real estate investing and just learn from whoever is willing to talk and teach. Hope everyone is having a good evening.

    Hope you're having an awesome time soaking up the information from Bigger pockets podcasts and from other investors that have been there, done that. I work with investors looking to get their portfolio started and also investors that are just looking to grow. I tell all of them that building your boots on the ground team is the MOST important part. The deals will come, the money will be saved, but if you don't have a good team built around your business, it will be a mess. Happy to connect more on how this looks in practice and the steps you should take.

    Welcome to the journey, Nathan! Reading and learning are a great first step, but start putting that knowledge into practice by analyzing real deals, even if you’re not ready to buy yet. Learn how to evaluate cash flow, repairs, neighborhoods, and financing. Also, don’t feel like you have to invest only in your backyard; many investors are building portfolios remotely in Midwest markets where lower purchase prices and strong rental demand can create solid opportunities. Keep learning, ask questions, and build your network early.

    Find a local meetup! Start talking with investors who are doing it today in your market. Real estate is local, you need to learn from the locals.

    what are your questions?

    the market is exceptionally challenging for new investors right now.  unless you are well capitalized your only good option is to house hack.

    a lot of people say "go for it."  i say, don't go for it.
