I'm Christion Wright, 21 years old, based in the DC Metro area. Currently working on the management side of multifamily and using that experience as my foundation to break into ownership and acquisitions.

I really appreciate that insight. That’s exactly how I’m looking at it right now, learning the operations, asset side, leasing, resident experience, all while getting real exposure at scale. Long term I definitely want to transition that knowledge into building my own portfolio.

Great question. A few ways I'm approaching it.
First through relationships — property managers, attorneys, and CPAs who work directly with landlords are usually the first to know when an owner is thinking about getting out. Building those relationships puts me close to that conversation before anyone else even knows it's happening.
Second through county tax records — fully public, fully free. I can identify who owns multifamily properties in a target market, how long they've held them, and whether there's any financial pressure on the asset. Long hold times and aging ownership are strong signals.
Third through community — landlord association meetings, real estate networking events, and platforms like this one. Tired owners talk. You just have to be in the right rooms and ask the right questions.
The two questions I lead with are simple — how long have you owned it and have you ever thought about what a quiet sale would look like. That conversation opens everything.
