G. Brian Davis nailed it — the problem isn't deal volume, it's deal quality at today's numbers. But I'd push it one step further. The real reason most wholesalers can't find deals that work isn't the market. It's that they're all pulling from the same data sources.
Think about it. Every active wholesaler in your market has PropStream. They're all on DealMachine. They're all downloading BatchLeads exports. So when you find a "good deal," you're competing with 50 other wholesalers who found the exact same property on the exact same day. That compresses margins and kills your numbers before you even make the first call.
The fix isn't working harder on the same platforms. It's sourcing from data pools that other wholesalers aren't touching.
I work in Florida tax deed auctions. Here's why it matters for deal flow: the county tax collector publishes a list of tax delinquent properties every year. These are owners who haven't paid property taxes for 1-2 years. The county runs the entire legal process — notices, hearings, publication requirements. Then they auction the properties at a public sale.
Most wholesalers have no idea this list exists. They're too busy fighting over PropStream leads.
What I do is pull the delinquent list directly from the county tax collector, then cross-reference it with code enforcement violations and probate filings from the clerk of court. When all three data sources converge on the same property — tax delinquent + code violations + probate — that's a confirmed motivated seller. The owner can't pay their taxes, can't maintain their property, and may be dealing with an estate situation. Nobody else is looking at that intersection.
The result? Properties where I'm the first and only wholesaler to reach out. No competition. No bidding wars. No compressed margins. The deals actually work because I'm not competing with 50 other people who downloaded the same BatchLeads export this morning.
Diana, for your Bay Area investors — the same principle applies everywhere. Every county in California has tax delinquent lists. Every county has code enforcement records. Every county has probate filings at the clerk of court. The data is public. It's free. And almost nobody in the wholesaling world is cross-referencing it because they're all too focused on the same paid platforms.
The answer to "are you finding enough deals?" depends entirely on where you're looking. If you're looking where everyone else is looking — no, you'll never find enough. If you're looking where nobody else is looking — you can't keep up with the deal flow.
