This is going to sound harsh but I think it needs to be said because I see it constantly.

Most cash buyer websites are built to look good. Not to convert.

I've looked at probably 50+ investor websites over the last couple of years and the pattern is almost identical every time. Navy blue color scheme. Stock photos of happy families in front of houses. Generic "we buy houses fast" headline. Three step process graphic. Form buried at the bottom after 800 words of text nobody reads.

Then the owner runs $3,000 a month in Google Ads to that page and wonders why their CPL is $400.

The homepage problem is real. When someone searches "sell my house fast Gary Indiana" and they click your ad and land on a page that could be for any cash buyer in any state — no city name in the headline, no local references, no indication you've ever bought a house in Gary — they leave. Fast.

A few things that made a huge difference for us:

Put the form above the fold. Not below the hero section. Not after the about us paragraph. Above the fold where someone can see it the second they land on the page.

Put the city name in the headline. "Sell Your House Fast in Gary Indiana" converts better than "We Buy Houses Fast" every single time because it tells the seller immediately that you're local.

Use real photos. Real properties you've purchased. Real team members. The stock photo of a smiling family in front of a generic house screams "not a real company" to anyone paying attention.

This stuff sounds basic but most sites don't do it and it's genuinely costing people deals every single month.

Anyone else made changes to their site that moved the needle on conversion rate?

    Eugene, the website tips are solid — but I want to push back on the bigger assumption underneath this post. You're spending $3,000/month on Google Ads to find motivated sellers. What if your cost per lead was $0?

    The reason most wholesaler websites have nothing to convert is because there's nothing ON the website. No deals. No pipeline. No motivated sellers lined up. You can optimize the headline all day, but if you don't have a deal sourcing engine, you're polishing a storefront with empty shelves.

    Here's what I mean: every county has three public databases that identify motivated sellers for free:

    1. Tax Collector — tax delinquent properties (owner can't even pay taxes)
    2. Code Enforcement — properties with open violations (owner can't maintain them)
    3. Clerk of Court — probate, liens, estate settlements (owner's situation is changing)

    When the same property shows up on all three, that's converged distress — government-confirmed motivation from three independent angles. You're not cold-calling random owners. You're reaching out to someone the county has already documented as struggling.

    Since you're in Chicago, Cook County has all three databases publicly searchable. The tax delinquent list, the code enforcement violations (with dollar amounts for each violation), and the probate/liens records — all free, all public, all updated regularly.

    Here's the order that actually works:

    County data → motivated seller → signed contract → THEN worry about the website

    When you have 3-5 converged deals with documented county data, you don't need a website to find buyers. You bring those deals to your local REIA and buyers find you. The website becomes a nice-to-have, not a $3,000/month lifeline.

    The real cost isn't your website costing you deals. The real cost is paying $400 per lead from Google Ads when the county gives you the list for free.

    What's up @Eugene Agoh - Are there some specific wholesalers you see that dont have good websites or just a general feeling across the board.

    I am also in Chicago and the amount of wanna be wholesalers is real, but most of them I know dont even have a website let alone spending $3k+ on google ad words.

    Also, what might be super helpful would be if you could share your website or one that you really like.
