I been getting great rentals in my markets. Bought another rental last week. Bought it for 35k. Rehab 45k. Rent market $900.00. Taxes $750 annually and $650.00 annually insurance. The markets I invest are perfect for this type of deals.

    That's great. do you self manage these properties, and if so, how are the tenant interactions? Do you find good tenants or do they tend to be tenants that are rough on the property when you buy those price points in this area?

    I have a property manager. In this areas I try to focus on 55+ years renters. Those renters don’t give me a lot of trouble. I will say in small towns is hard to find decent houses. So what I do I fix my houses above the competition to try to get better tenants. Renters in small towns are more grateful that bigger towns because the inventory is limited. I don’t have to compete with big head funds building 300 houses to rent next to my rentals. I been doing this for 4 years and don’t have a major repair after a tenant move out so far. One of the towns I invest 50% of the population are renters. The other one the housing authority run 40 vouchers behind every month. Meaning every month they are 400 applicants that can’t get a home to live in.

    It’s great that you have a property manager handling the day-to-day operations. 

    It’s also great that you have a property manager supporting the portfolio. As you continue growing, has your current management setup been able to keep reporting, maintenance, and communication consistent across your properties?
